En compl\u00e9ment, 14 autres destinations alpines en Suisse sont analys\u00e9es. L'\u00e9tude se concentre sur la comparaison des prix des logements en propri\u00e9t\u00e9, les caract\u00e9ristiques des sites ainsi que les perspectives du march\u00e9.<\/p>\n<p>Dans les destinations touristiques locales, les prix des logements en propri\u00e9t\u00e9 stagnent donc depuis 2011. Le franc fort a affaibli la demande nationale et \u00e9trang\u00e8re. Parall\u00e8lement, l'adoption de l'initiative sur les r\u00e9sidences secondaires a entra\u00een\u00e9 un boom de la construction dans les Alpes suisses, si bien que le taux moyen de logements vacants a presque doubl\u00e9 ces derni\u00e8res ann\u00e9es, pr\u00e9cise l'\u00e9tude.<\/p>\n<p>La destination Engadine\/St. Moritz occupe la premi\u00e8re place parmi les destinations de vacances alpines avec un niveau de prix sup\u00e9rieur \u00e0 14.000 CHF\/m2, suivie de pr\u00e8s par Gstaad et Verbier. En dehors de la Suisse, Courchevel (FR), avec des prix sup\u00e9rieurs \u00e0 12.000 CHF\/m2, devance St. Anton am Arlberg (AT) et Kitzb\u00fchel (AT). Les prix au m\u00e8tre carr\u00e9 sup\u00e9rieurs \u00e0 10.000 CHF\/m2 sont tr\u00e8s r\u00e9pandus dans l'espace alpin, selon les chercheurs.<\/p>\n<h2>Baisse des prix en Suisse<\/h2>\n<p>Les prix dans les trois march\u00e9s d'appartements de vacances les plus chers de l'espace alpin - St-Moritz, Gstaad et Verbier - sont plus bas qu'en 2012, contrairement aux destinations alpines phares de France et d'Autriche, o\u00f9 les prix ont encore sensiblement augment\u00e9 ces derni\u00e8res ann\u00e9es. En Suisse, les prix ont toutefois baiss\u00e9 l'ann\u00e9e derni\u00e8re dans toutes les destinations phares des Grisons et du Valais - \u00e0 l'exception d'Arosa et de Zermatt -, parfois de mani\u00e8re significative. C'est Lenzerheide qui a enregistr\u00e9 la plus forte baisse de prix, avec pr\u00e8s de 10 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>L'adoption de l'initiative sur les r\u00e9sidences secondaires a entra\u00een\u00e9 un boom de la construction dans les Alpes suisses, de sorte que le taux de vacance moyen y a presque doubl\u00e9 depuis 2012 pour atteindre actuellement 1,9 %. Mais dans les dix destinations suisses les plus ch\u00e8res, les taux de vacance sont pour la plupart nettement inf\u00e9rieurs - seules St. Moritz, Verbier et Laax enregistrent des taux de vacance relativement \u00e9lev\u00e9s.
