Selon le Swiss Real Estate Offer Index, les grandes r\u00e9gions de Zurich (+0,1%) et de la Suisse du Nord-Ouest (+\/-0) sont les seules \u00e0 ne pas avoir enregistr\u00e9 de signe n\u00e9gatif. La r\u00e9gion l\u00e9manique (-1,7%) et le Tessin (-4,7%) sont en t\u00eate de la liste n\u00e9gative.<\/p>\n<p>En avril, les prix des offres pour les appartements en propri\u00e9t\u00e9 ont augment\u00e9 de 0,2 % par rapport au mois de mars pr\u00e9c\u00e9dent. Le prix au m\u00e8tre carr\u00e9 dans cette cat\u00e9gorie de biens s'\u00e9l\u00e8ve ainsi \u00e0 environ 7 150 CHF. Sur l'ensemble de la Suisse, cela repr\u00e9sente une hausse de 0,5 % sur une base annuelle. Depuis le d\u00e9but du calcul de l'indice, d\u00e9but 2011, on constate une augmentation de 22,8 %.<\/p>\n<h2>Plus de maisons individuelles de luxe en vente<\/h2>\n<p>Les prix des offres pour les maisons individuelles ont augment\u00e9 de 5,7 % en avril. Cette hausse serait toutefois surtout due \u00e0 une forte augmentation du nombre de maisons individuelles de luxe annonc\u00e9es. Les objets standard, qui sont \u00e9galement pris en compte dans le calcul de l'indice, ne seraient pas concern\u00e9s par cette augmentation disproportionn\u00e9e. \"En avril, l'offre de maisons individuelles de luxe sur la plateforme immobili\u00e8re ImmoScout24 a plus que doubl\u00e9 par rapport au mois de mars pr\u00e9c\u00e9dent\", explique le Dr Philippe Sormani, partenaire et pr\u00e9sident du conseil d'administration du CIFI SA. Selon lui, cela a entra\u00een\u00e9 une hausse visible de l'indice dans cette cat\u00e9gorie \u00e0 partir de la mi-avril.<\/p>\n<p>Le fait que les biens immobiliers dans le segment du luxe ne soient plus exclusivement n\u00e9goci\u00e9s par le biais d'un agent immobilier, mais \u00e9galement sur des plateformes en ligne comme immoscout24.ch, est une nouvelle tendance. La durabilit\u00e9 de cette augmentation des objets de luxe reste toutefois \u00e0 prouver, estime Martin Waeber, Direcot ImmoScout24.
