Cela s'explique par un apport en nature de 11,75 millions de CHF en juillet, dans le cadre duquel trois objets industriels fribourgeois ont \u00e9t\u00e9 ajout\u00e9s au portefeuille, ainsi que par une augmentation de capital de 20,33 millions de CHF en novembre. Le produit de l'augmentation de capital se trouvait encore en grande partie sur les comptes bancaires \u00e0 la date de r\u00e9f\u00e9rence (12,70 millions de CHF contre 1,50 million un an auparavant) et a \u00e9t\u00e9 utilis\u00e9 en f\u00e9vrier 2026 pour deux autres acquisitions. Le taux d'endettement a donc baiss\u00e9 \u00e0 25,62 % (ann\u00e9e pr\u00e9c\u00e9dente : 43,47 %). Pendant ce temps, la fortune totale a augment\u00e9 de 18 % \u00e0 98,47 millions de CHF et la valeur v\u00e9nale des immeubles de 5,28 % \u00e0 84,16 millions de CHF. Pour juin 2026, la direction du fonds annonce une nouvelle augmentation de capital de 30 \u00e0 50 millions de CHF.<\/p>\n<h3>Nette croissance des loyers<\/h3>\n<p>Les revenus locatifs bruts ont augment\u00e9 de 24 % pour atteindre 4,30 millions de CHF. Les moteurs de la croissance ont \u00e9t\u00e9 les achats effectu\u00e9s au cours de l'ann\u00e9e sous revue et la contribution sur toute l'ann\u00e9e de l'immeuble acquis en 2024 \u00e0 Arisdorf (BL). Le total des loyers s'\u00e9l\u00e8ve \u00e0 4,82 millions de CHF, ce qui correspond \u00e0 un loyer moyen de 115 CHF\/m2. Le WAULT s'est prolong\u00e9 \u00e0 4,5 ans (ann\u00e9e pr\u00e9c\u00e9dente : 3,3). Les raisons principales sont les prolongations de contrat avec plusieurs locataires importants \u00e0 Bussigny ainsi que le bail de dix ans qui a accompagn\u00e9 la vente et le leaseback de l'activit\u00e9 Birchstrasse 28 \u00e0 Guin. Le locataire de cette halle, acquise en novembre pour 6,85 millions de CHF, est Romag Aquacare AG, une entreprise familiale de la Singine sp\u00e9cialis\u00e9e dans les infrastructures hydrauliques.<\/p>\n<p>Le taux de d\u00e9faillance des loyers du fonds a augment\u00e9 \u00e0 8,71 % (ann\u00e9e pr\u00e9c\u00e9dente : 7,32 %). Selon la direction du fonds, il est essentiellement fauss\u00e9 par le hall vendu en d\u00e9cembre au 38 boulevard de l'Arc-en-Ciel \u00e0 Bussigny, qui a \u00e9t\u00e9 volontairement maintenu vide avant sa d\u00e9molition pr\u00e9vue. Apr\u00e8s sa sortie, le taux de vacance \u00e0 fin d\u00e9cembre \u00e9tait de 4,79 %.<\/p>\n<h3>B\u00e9n\u00e9fice r\u00e9alis\u00e9, mais pertes d'\u00e9valuation<\/h3>\n<p>Le r\u00e9sultat r\u00e9alis\u00e9 a \u00e9t\u00e9 multipli\u00e9 par 5,39 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,99 million). Le facteur d\u00e9terminant a \u00e9t\u00e9 un gain en capital de 2,73 millions de CHF r\u00e9sultant de la vente du terrain du boulevard de l'Arc-en-Ciel 38 \u00e0 Bussigny, qui, selon le rapport, est d\u00fb \u00e0 la r\u00e9alisation de droits de construction exc\u00e9dentaires et \u00e0 un permis de construire d\u00e9livr\u00e9 avant la vente pour un b\u00e2timent industriel de plusieurs \u00e9tages. En revanche, la vente de l'immeuble de la place de l'Eglise 4-6 \u00e0 Morges a entra\u00een\u00e9 une perte de CHF 0,54 million, essentiellement en raison d'imp\u00f4ts diff\u00e9r\u00e9s.<\/p>\n<p>Au niveau de l'\u00e9valuation, cela s'oppose \u00e0 des pertes en capital non r\u00e9alis\u00e9es de 1,59 million de CHF, apr\u00e8s une augmentation de l'\u00e9valuation de 0,20 million de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. Les experts en estimations ont sensiblement augment\u00e9 les taux d'actualisation pour l'\u00e9valuation du portefeuille : Le taux de capitalisation pond\u00e9r\u00e9 et le taux d'actualisation r\u00e9el sont pass\u00e9s \u00e0 5,01 % (ann\u00e9e pr\u00e9c\u00e9dente : 4,93 %), le taux d'actualisation r\u00e9el \u00e0 3,97 % (ann\u00e9e pr\u00e9c\u00e9dente : 3,68 %). Le r\u00e9sultat total s'est donc r\u00e9duit \u00e0 3,80 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 2,20 millions). Le rendement des fonds propres a n\u00e9anmoins augment\u00e9 \u00e0 5,81 % (ann\u00e9e pr\u00e9c\u00e9dente : 5,51 %). Un montant de 8,00 CHF par part sera distribu\u00e9 - 5,00 CHF provenant des revenus immobiliers et 3,00 CHF \u00e0 titre de dividende extraordinaire sp\u00e9cial issu du gain en capital \u00e0 Bussigny.<\/p>\n<h3>Achats<\/h3>\n<p>Saint-Aubin (FR), Route des Vernettes 4A (3,56 mio.
