Les moteurs de cette croissance ont \u00e9t\u00e9 aussi bien les nouvelles locations d'immeubles jusqu'alors inoccup\u00e9s que l'immeuble de Saint-Gall, ajout\u00e9 au troisi\u00e8me trimestre. Le produit net a nettement augment\u00e9, passant de 18,69 millions de CHF \u00e0 21,72 millions de CHF, ce qui refl\u00e8te non seulement la croissance due \u00e0 l'augmentation de capital, mais aussi la baisse des co\u00fbts de financement. Un autre facteur important a \u00e9t\u00e9 la baisse du taux de d\u00e9faillance des loyers de 5,82 % \u00e0 4,57 %. La marge Ebit s'est l\u00e9g\u00e8rement am\u00e9lior\u00e9e \u00e0 75,04 % (ann\u00e9e pr\u00e9c\u00e9dente : 74,59 %) et le rendement net des constructions achev\u00e9es a augment\u00e9 \u00e0 3,95 % (ann\u00e9e pr\u00e9c\u00e9dente : 3,80 %).<br \/>\nLe r\u00e9sultat total s'est \u00e9lev\u00e9 \u00e0 22,99 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 19,33 millions de CHF). Ce chiffre comprend des gains en capital non r\u00e9alis\u00e9s de 1,46 million de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 0,84 million de CHF), dus \u00e0 une r\u00e9\u00e9valuation nette du portefeuille de +0,4 %. Le taux d'actualisation moyen des experts en estimations de CBRE a l\u00e9g\u00e8rement baiss\u00e9 \u00e0 3,25 % (ann\u00e9e pr\u00e9c\u00e9dente : 3,30 %).<\/p>\n<h3>R\u00e9duction de la vacance dans plusieurs objets<\/h3>\n<p>Dans le cadre de la gestion du parc immobilier, l'attention s'est \u00e0 nouveau port\u00e9e sur plusieurs immeubles pr\u00e9sentant un taux de vacance sup\u00e9rieur \u00e0 la moyenne. A Bussigny (VD), le taux de vacance de l'immeuble Boulevard de l'Arc-en-ciel 36 a baiss\u00e9 \u00e0 6 % (ann\u00e9e pr\u00e9c\u00e9dente : 10,7 %) gr\u00e2ce \u00e0 de nouvelles locations. A Root (LU), Oberfeld 15-17, le taux de vacance a pu \u00eatre ramen\u00e9 de 15 % \u00e0 moins de 11 %. L'immeuble de Renens (VD), avenue des Baumettes 5\/7, reste le plus grand chantier du portefeuille avec 22 % de locaux vacants (ann\u00e9e pr\u00e9c\u00e9dente : 24 %) et doit, selon les perspectives, \u00eatre trait\u00e9 en priorit\u00e9 durant l'exercice en cours.<\/p>\n<p>Le taux de vacance au Kirchweg 127, \u00e0 Oberengstringen (ZH), qui s'\u00e9levait \u00e0 17,51 % \u00e0 la fin de l'ann\u00e9e - contre 4,02 % l'ann\u00e9e pr\u00e9c\u00e9dente - est \u00e9galement \u00e0 noter. Des contrats de location avec des locataires en place ont pu \u00eatre prolong\u00e9s de mani\u00e8re anticip\u00e9e, notamment \u00e0 Neuendorf (SO) et Gravesano (TI). Le WAULT est rest\u00e9 \u00e0 un niveau solide de 4,8 ans (ann\u00e9e pr\u00e9c\u00e9dente : 5,1 ans). Le plus grand locataire individuel du fonds est le fournisseur pharmaceutique Siegfried AG, qui repr\u00e9sente 9,7 % des revenus locatifs.<\/p>\n<h3>Augmentation de capital et acquisitions<\/h3>\n<p>En septembre, le fonds a proc\u00e9d\u00e9 \u00e0 une augmentation de capital d'un montant de 51,5 millions de CHF, qui a \u00e9t\u00e9 enti\u00e8rement souscrite. Le produit de la vente a \u00e9t\u00e9 investi rapidement : Au premier semestre, le fonds a acquis un immeuble commercial enti\u00e8rement lou\u00e9 \u00e0 Hochdorf (LU), Industriestrasse 2a\/2b, pour 10,91 millions de CHF, avec un rendement brut de 4,9 %. L'objet datant de 2016 dispose d'un WAULT de plus de huit ans et provient, selon les recherches d'IB, du portefeuille du CS 1a Immo PK. Au troisi\u00e8me trimestre a suivi l'achat d'un immeuble de bureaux et de vente \u00e0 la Kornhausstrasse 28 \u00e0 Saint-Gall (SG) pour 45 millions de CHF - l'immeuble, r\u00e9nov\u00e9 en 2015 et situ\u00e9 pr\u00e8s de la gare de Saint-Gall, affiche un taux d'occupation de 98 %.<br \/>\nEn d\u00e9but d'ann\u00e9e, l'immeuble Eptingerstrasse 51 \u00e0 Muttenz (BL) a \u00e9t\u00e9 vendu pour 6,4 millions de CHF, car selon la direction du fonds, les contrats de location arrivant \u00e0 \u00e9ch\u00e9ance et les investissements de construction n\u00e9cessaires ne justifiaient pas son maintien dans le portefeuille. La perte en capital r\u00e9alis\u00e9e qui en a r\u00e9sult\u00e9 s'est \u00e9lev\u00e9e \u00e0 0,19 million de CHF.<\/p>\n<p>La fortune totale du fonds a augment\u00e9 \u00e0 810,1 millions de CHF, la valeur du portefeuille \u00e0 794,88 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 738,40 millions de CHF). A la fin de l'ann\u00e9e, le fonds \u00e9tait financ\u00e9 par des emprunts \u00e0 hauteur de 26,54 % ; le taux d'int\u00e9r\u00eat moyen sur les hypoth\u00e8ques a baiss\u00e9 \u00e0 1,4 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,8 %). La performance globale du fonds a \u00e9t\u00e9 de 4,14 % (contre 7,47 % l'ann\u00e9e pr\u00e9c\u00e9dente), ce qui est nettement inf\u00e9rieur \u00e0 l'indice de rendement global SWIIT, qui a atteint 10,62 %. \u00abMalheureusement, les am\u00e9liorations op\u00e9rationnelles ne se refl\u00e8tent pas encore dans le cours de bourse\u00bb, a d\u00e9clar\u00e9 le gestionnaire de fonds Patrick Schmid lors de la pr\u00e9sentation des chiffres annuels. Le montant distribu\u00e9 est \u00e0 nouveau de 4,15 CHF par part.
