Apr\u00e8s la hausse plus importante de 2,2 % l'ann\u00e9e pr\u00e9c\u00e9dente, la dynamique de croissance s'est donc sensiblement ralentie. Parall\u00e8lement, le taux de d\u00e9faillance des loyers a augment\u00e9 de 3,6 % \u00e0 4,0 %, alors qu'il avait encore baiss\u00e9 au cours des deux ann\u00e9es pr\u00e9c\u00e9dentes. Un coup d'\u0153il au registre des immeubles montre que plusieurs objets pr\u00e9sentent des d\u00e9faillances plus \u00e9lev\u00e9es que l'ann\u00e9e pr\u00e9c\u00e9dente, par exemple \u00e0 Pratteln (G\u00fcterstrasse 105\/107 : 17,4 %, ann\u00e9e pr\u00e9c\u00e9dente : 12,2 %) ou Urdorf (Steinackerstrasse : 9,3 %, ann\u00e9e pr\u00e9c\u00e9dente : 6,9 %). Le taux de vacance reste \u00e9galement \u00e9lev\u00e9 \u00e0 Yverdon-les-Bains (19,4 %), m\u00eame si une prolongation du bail principal a pu y \u00eatre convenue jusqu'\u00e0 fin 2035. La dur\u00e9e r\u00e9siduelle moyenne pond\u00e9r\u00e9e des baux commerciaux a l\u00e9g\u00e8rement diminu\u00e9, passant de 4,7 \u00e0 4,5 ans.<\/p>\n<h3>R\u00e9sultat op\u00e9rationnel et r\u00e9sultat global<\/h3>\n<p>Malgr\u00e9 l'augmentation des d\u00e9faillances, le produit net s'est l\u00e9g\u00e8rement am\u00e9lior\u00e9 pour atteindre 65,5 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 65,0 millions). La baisse des frais de gestion, qui s'\u00e9l\u00e8vent d\u00e9sormais \u00e0 0,54 % de la fortune totale du fonds - la direction du fonds exigeait auparavant un forfait de 0,77 % - y a contribu\u00e9. Le taux de frais d'exploitation du fonds (TER) a diminu\u00e9 en cons\u00e9quence, passant de 0,77 % \u00e0 0,71 % (sur la base de la fortune totale du fonds). La hausse des int\u00e9r\u00eats hypoth\u00e9caires de 7,0 millions de CHF (+18,4 %, ann\u00e9e pr\u00e9c\u00e9dente : 5,9 millions) pour un taux d'int\u00e9r\u00eat moyen en l\u00e9g\u00e8re augmentation de 1,3 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,2 %) ainsi qu'une augmentation des imp\u00f4ts et taxes d'environ 2 millions \u00e0 6,2 millions de CHF ont eu un effet contraire.<\/p>\n<p>Le r\u00e9sultat global a fortement progress\u00e9 \u00e0 63,0 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 49,8 millions). Cela s'explique par des gains en capital non r\u00e9alis\u00e9s de 8,8 millions de CHF, alors que l'ann\u00e9e pr\u00e9c\u00e9dente, des pertes non r\u00e9alis\u00e9es de 11,8 millions de CHF avaient \u00e9t\u00e9 enregistr\u00e9es. Le rendement des placements a augment\u00e9 \u00e0 4,2 % (ann\u00e9e pr\u00e9c\u00e9dente : 3,3 %). La distribution reste au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente avec 2,65 CHF par part, le taux de distribution qui en r\u00e9sulte est de 103,7 %.<\/p>\n<h3>La valeur de march\u00e9 augmente, les taux d'actualisation baissent<\/h3>\n<p>La valeur de march\u00e9 du portefeuille a augment\u00e9 de 2,5 % pour atteindre 2,22 milliards de CHF, soit une hausse plus importante que l'ann\u00e9e pr\u00e9c\u00e9dente (+0,2 %). Selon le rapport d'\u00e9valuation de KPMG, le taux d'actualisation moyen pond\u00e9r\u00e9 par la valeur de march\u00e9 a baiss\u00e9 de 3,64 % \u00e0 3,51 %, avec une fourchette comprise entre 1,73 % et 5,35 %. Le rendement brut actuel des immeubles en portefeuille est pr\u00e9sent\u00e9 \u00e0 5,17 %. Le taux d'endettement est pass\u00e9 \u00e0 25,8 % (ann\u00e9e pr\u00e9c\u00e9dente : 23,7 %) et se situe donc encore dans la limite maximale de 33 % fix\u00e9e par le contrat de fonds.<\/p>\n<p>En bourse, le fonds, qui sera fusionn\u00e9 avec le fonds Interswiss, n'a pas pu suivre le march\u00e9. La performance s'est \u00e9lev\u00e9e \u00e0 1,6 %, soit 9 points de pourcentage de moins que l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds TR (+10,6 %). La prime a diminu\u00e9, passant de 16,2 % \u00e0 13,9 %.<\/p>\n<h3>Renouvellement de contrats et r\u00e9novation<\/h3>\n<p>En signe de fid\u00e9lisation des locataires, la direction du fonds met en avant deux locations cons\u00e9cutives : A Berne, le contrat avec la plus grande locataire individuelle a pu \u00eatre prolong\u00e9 jusqu'en 2038, et \u00e0 Yverdon-les-Bains (VD), une prolongation jusqu'\u00e0 fin 2035 a \u00e9t\u00e9 convenue avec la locataire principale. Au 30 de la Mainaustrasse \u00e0 Zurich, la r\u00e9novation compl\u00e8te et le changement d'affectation en immeuble d'habitation et commercial ont \u00e9t\u00e9 achev\u00e9s en juillet 2025 - toutes les surfaces sont lou\u00e9es. Au 15 de la Weissen Gasse \u00e0 B\u00e2le, un immeuble r\u00e9sidentiel et commercial comprenant 15 appartements en duplex et environ 200 m\u00b2 de surface commerciale au rez-de-chauss\u00e9e est en cours de construction avec un volume d'investissement d'environ 11 millions de CHF ; l'ach\u00e8vement est pr\u00e9vu pour mai 2026. \u00c0 Frenkendorf (BL), la construction d'un immeuble de remplacement a commenc\u00e9 \u00e0 l'automne \u00e0 la Parkstrasse 3 avec 22 appartements et environ 1 300 m\u00b2 de surface commerciale ; ach\u00e8vement pr\u00e9vu : printemps 2027.<\/p>\n<p>Dans ses perspectives, la direction du fonds confirme les projets annonc\u00e9s en novembre 2024 de fusionner UBS Swissreal et UBS Interswiss. La fusion devrait \u00eatre mise en \u0153uvre en 2026\/2027 et cr\u00e9er le plus grand fonds immobilier commercial de Suisse en termes de valeur v\u00e9nale. Elle est soumise \u00e0 l'approbation des autorit\u00e9s.<\/p>\n<h3>Achats<\/h3>\n<p>B\u00e2le, Freie Strasse 53 (commerce, bail mono-locataire \u00e0 long terme avec Ochsner Sport, volume d'investissement d'environ 30 millions de CHF, rendement brut de 3,6 %, WAULT d'environ 13 ans, au 1er d\u00e9cembre) <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Le fonds immobilier commercial cl\u00f4t l'exercice 2025 avec des revenus locatifs plus \u00e9lev\u00e9s, mais doit faire face \u00e0 une augmentation du taux de d\u00e9faillance des loyers.
