La direction du fonds cite comme principal moteur la valorisation de grands projets de construction - en particulier \u00abYounic\u00bb \u00e0 D\u00fcbendorf (ZH), le centre pour personnes \u00e2g\u00e9es \u00abBirsgarten\u00bb \u00e0 Reinach (BL) et le nouveau b\u00e2timent de la Anna-Heer-Strasse \u00e0 Zurich. La part du logement dans le revenu total est d\u00e9sormais de 56,8 %.<\/p>\n<p>Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9, passant de 3,5 % \u00e0 3,7 %, mais reste inf\u00e9rieur \u00e0 la moyenne \u00e0 long terme. Dans le portefeuille r\u00e9sidentiel, il n'est que de 2,0 %. En revanche, on constate une augmentation notable pour certains objets commerciaux. Au 10 S\u00e4gereistrasse \u00e0 Glattbrugg, le taux de vacance est pass\u00e9 de 52,5 % \u00e0 66,8 %, et le 11 Neuhofstrasse \u00e0 Reinach (BL) s'est d\u00e9t\u00e9rior\u00e9 de 42,8 % \u00e0 51,3 %. Le centre Mundaun \u00e0 Ilanz reste pratiquement inoccup\u00e9 avec un taux de d\u00e9faillance de 98,3 %. La Moosbruggstrasse 1, 3 \u00e0 Saint-Gall a connu une \u00e9volution inverse, avec un taux de d\u00e9faillance qui est pass\u00e9 de 42,8 % \u00e0 17,3 %.<\/p>\n<h3>Nouveaux logements, valeurs v\u00e9nales plus \u00e9lev\u00e9es<\/h3>\n<p>Le volume du portefeuille a augment\u00e9 de 4,5 % pour atteindre 12,72 milliards de CHF. En tant qu'expert en estimations, W\u00fcest Partner chiffre le taux d'actualisation moyen \u00e0 2,66 % (ann\u00e9e pr\u00e9c\u00e9dente : 2,72 %). La part des immeubles d'habitation dans la valeur du portefeuille est pass\u00e9e de 50,9 % \u00e0 54,9 %, une partie de l'augmentation \u00e9tant due \u00e0 une harmonisation des cat\u00e9gories d'objets : les logements pour personnes \u00e2g\u00e9es, les logements pour \u00e9tudiants et les logements de courte dur\u00e9e sont d\u00e9sormais consid\u00e9r\u00e9s comme des immeubles d'habitation.<\/p>\n<p>Le projet \u00abYounic\u00bb \u00e0 D\u00fcbendorf (ZH) comprend 228 logements locatifs et environ 400 m\u00b2 de surface commerciale, pour un volume d'investissement de 201 millions de CHF et un revenu locatif annuel de 6,6 millions de CHF. Le taux d'occupation est sup\u00e9rieur \u00e0 99 %. A Reinach (BL), le centre pour personnes \u00e2g\u00e9es \u00abBirsgarten\u00bb avec 88 chambres de soins et 52 appartements pour personnes \u00e2g\u00e9es a \u00e9t\u00e9 achev\u00e9 et remis le 1er d\u00e9cembre \u00e0 Senevita en tant qu'exploitant ; le contrat de location de 15 ans rapporte 3,0 millions de CHF par an \u00e0 partir de la troisi\u00e8me ann\u00e9e d'exploitation. Dans la Anna-Heer-Strasse \u00e0 Zurich, 83 appartements en construction hybride en bois ont \u00e9t\u00e9 construits pour un volume d'investissement de 41 millions de CHF et des revenus locatifs de 3,2 millions de CHF avec un taux d'occupation de plus de 97 %.<\/p>\n<h3>Le produit net et le r\u00e9sultat global augmentent<\/h3>\n<p>Les produits nets sont pass\u00e9s de 220,4 millions \u00e0 253,5 millions de CHF, ce qui correspond \u00e0 une marge Ebit de 71,9 % (ann\u00e9e pr\u00e9c\u00e9dente : 68,8 %). Cette am\u00e9lioration est due en grande partie \u00e0 la baisse des frais de gestion, qui ont \u00e9t\u00e9 fix\u00e9s uniform\u00e9ment \u00e0 0,54 % de la fortune totale du fonds au 1er janvier. Le ratio des frais d'exploitation du fonds (TER) a ainsi baiss\u00e9 \u00e0 0,67 % (ann\u00e9e pr\u00e9c\u00e9dente : 0,77 %). D'un autre c\u00f4t\u00e9, les imp\u00f4ts et taxes ont augment\u00e9 d'environ 10 millions pour atteindre 30,8 millions de CHF, ce que la direction du fonds explique par la baisse des taux d'int\u00e9r\u00eat fiscalement reconnus par l'Administration f\u00e9d\u00e9rale des contributions et les cons\u00e9quences pour les soci\u00e9t\u00e9s immobili\u00e8res du fonds. Les d\u00e9penses d'assainissement se sont \u00e9lev\u00e9es \u00e0 105,5 millions de CHF.<\/p>\n<p>Les gains en capital non r\u00e9alis\u00e9s de 346,5 millions de CHF sont compens\u00e9s par des pertes en capital r\u00e9alis\u00e9es de 6,5 millions de CHF. Apr\u00e8s d\u00e9duction des imp\u00f4ts de liquidation estim\u00e9s plus \u00e9lev\u00e9s de 104,7 millions de CHF, le r\u00e9sultat total s'\u00e9l\u00e8ve \u00e0 488,8 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 370,0 millions). La distribution reste \u00e0 3,25 CHF par part, ce qui correspond \u00e0 un rendement de 2,0 % pour un taux de distribution de 98,8 %. Le rendement des placements s'\u00e9l\u00e8ve \u00e0 6,2 % (ann\u00e9e pr\u00e9c\u00e9dente : 5,3 %).<\/p>\n<h3>Augmentation du capital et r\u00e9duction de l'endettement<\/h3>\n<p>En mai, le fonds a conclu une augmentation de capital d'environ 350 millions de CHF. Les fonds sont utilis\u00e9s pour des projets de construction et pour r\u00e9duire les capitaux \u00e9trangers. Le taux d'endettement a baiss\u00e9 de 25,7 % \u00e0 23,4 %. En bourse, le cours a progress\u00e9 de 152,50 CHF \u00e0 158,80 CHF, ce qui correspond \u00e0 une performance de 7,8 %. L'indice de r\u00e9f\u00e9rence SXI Real Estate Funds TR a r\u00e9alis\u00e9 10,6 % sur la m\u00eame p\u00e9riode.<\/p>\n<p>Dans ses perspectives, la direction du fonds fait r\u00e9f\u00e9rence au programme \u00abTuricum\u00bb, qui doit permettre d'augmenter le potentiel de construction dans la ville de Zurich. Au total, elle chiffre le potentiel de croissance interne du portefeuille \u00e0 plus de 3 milliards de CHF, dont 1,2 milliard de CHF sont r\u00e9alisables \u00e0 moyen terme.<\/p>\n<h3>Ventes<\/h3>\n<p>Opfikon, Dufaux-Strasse 1 (<a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/ib\/2026-04-14\/opfikon-hotelimmobilie-mit-neuen-eigentuemern\/\" target=\"_blank\" rel=\"noopener\">Kameha Grand Zurich, h\u00f4tel<\/a>), au 19 d\u00e9cembre.<\/p>\n<h3>Achats<\/h3>\n<p>Un achat de contigu\u00eft\u00e9 \u00e0 la Carl-Spitteler-Strasse 6-24 \u00e0 Zurich (immeubles d'habitation) a \u00e9t\u00e9 enregistr\u00e9 le 3 mars. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Le plus grand fonds immobilier suisse cot\u00e9 augmente ses revenus locatifs de 3,1 % et valorise son portefeuille d'environ 550 millions de CHF.
