En ouverture, l'animateur John Davidson de la Haute \u00e9cole de Lucerne a mis les chiffres sur la table : entre 23 et 25 %, c'est le montant de l'allocation immobili\u00e8re des caisses de pension suisses - une valeur sans concurrence au niveau international - et ces fonds sont principalement investis dans des immeubles collectifs suisses dans les grands centres. Et l'app\u00e9tit reste intact : Selon une \u00e9tude de la HSLU, les caisses veulent continuer \u00e0 augmenter leur part dans l'immobilier r\u00e9sidentiel suisse, leur pr\u00e9vision de rendement pour l'immobilier r\u00e9sidentiel suisse d\u00e9tenu directement est de 3,2 % Total Return. Pendant ce temps, des augmentations de capital d'un volume de 9,2 milliards de CHF ont \u00e9t\u00e9 r\u00e9alis\u00e9es en Suisse en 2025 - une augmentation de pr\u00e8s de 88 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. L'abondance de capitaux fait grimper les prix - la m\u00e9diane des taux d'escompte pour les immeubles collectifs est \u00e0 nouveau nettement inf\u00e9rieure \u00e0 2%. Mais \u00e0 quoi pourrait ressembler la diversification ? Green, fond\u00e9 en 1995 et faisant partie de l'IFM Global Infrastructure Fund depuis 2025, exploite neuf centres de donn\u00e9es sur quatre sites suisses et s'\u00e9tend en Europe - avec Francfort comme premi\u00e8re destination. Il existe environ 120 centres de donn\u00e9es commerciaux en Suisse - 17e rang mondial. La capacit\u00e9 install\u00e9e est estim\u00e9e \u00e0 environ 250 m\u00e9gawatts ; environ 1 gigawatt devrait s'y ajouter au cours des huit \u00e0 neuf prochaines ann\u00e9es. A titre de comparaison, Francfort ajoute \u00e0 elle seule 1 gigawatt par an. La logique de localisation rappelle l'immobilier : \u00abLocation, Location, Location - sauf que ce n'est pas la vue sur le lac, mais le terrain disponible et le raccordement \u00e9lectrique\u00bb. Sur le plan technique, l'intelligence artificielle change les r\u00e8gles du jeu : Alors qu'une armoire de serveurs traditionnelle consomme environ 6 kilowatts, les installations IA en consomment aujourd'hui 50, et en perspective jusqu'\u00e0 1 m\u00e9gawatt par rack. Le b\u00e2timent proprement dit ne repr\u00e9sente qu'un quart environ des co\u00fbts d'investissement, les trois quarts \u00e9tant consacr\u00e9s \u00e0 la technique. Les rendements se situent entre 6 et 8% pour la seule enveloppe du b\u00e2timent et des valeurs plus \u00e9lev\u00e9es incluant l'exploitation. Les rendements nets des flux de tr\u00e9sorerie dans les niches commerciales telles que la logistique et l'industrie l\u00e9g\u00e8re sont sup\u00e9rieurs d'environ 200 points de base \u00e0 ceux du segment r\u00e9sidentiel. Les taux de vacance dans la logistique, le commerce de d\u00e9tail de grande surface et l'industrie l\u00e9g\u00e8re se situent entre 2 et 3 % en Suisse - bien en dessous de la moyenne europ\u00e9enne. Les objets logistiques ou les supermarch\u00e9s lou\u00e9s \u00e0 long terme avec des contrats de location \u00e0 des contreparties solvables offrent une stabilit\u00e9 proche du core avec un rendement plus \u00e9lev\u00e9. Il faut toutefois des connaissances sp\u00e9cialis\u00e9es et de la patience, car la taille du march\u00e9 de certaines niches est limit\u00e9e. L'allocation moyenne aux infrastructures des caisses de pension suisses n'est que de 2,8 % - pour une limite l\u00e9gale de 10 %. Contrairement \u00e0 l'immobilier, les caisses veulent ici se diversifier largement, tant sur le plan g\u00e9ographique que sectoriel. Wicki a mis en garde contre les erreurs typiques des d\u00e9butants : investissements monoth\u00e9matiques, par exemple uniquement dans les \u00e9nergies renouvelables, focalisation trop \u00e9troite sur la Suisse, o\u00f9 le march\u00e9 est beaucoup trop petit, et sous-estimation de la \u00abcourbe en J\u00bb, c'est-\u00e0-dire de la phase durant laquelle les co\u00fbts sont g\u00e9n\u00e9r\u00e9s, mais o\u00f9 les revenus ne sont pas encore per\u00e7us. Pour s'en sortir, il a recommand\u00e9 l'approche du march\u00e9 secondaire : l'acquisition de parts de fonds existants avec des actifs matures, qui offre une immobilisation r\u00e9duite du capital, une diversification imm\u00e9diate et des distributions pr\u00e9coces. Pour les actions, les obligations et les infrastructures, la diversification globale va de soi - ce n'est que pour l'immobilier que r\u00e8gne une \u00abattitude confortable\u00bb. Hammele a plaid\u00e9 en faveur d'un d\u00e9marrage \u00e0 petite \u00e9chelle et d'une progression progressive vers des march\u00e9s comme le Canada, la Scandinavie ou l'Australie - toujours avec des partenaires locaux. Il a \u00e9galement qualifi\u00e9 l'ESG de \u00abrisque qui guette\u00bb : Un jour ou l'autre, les investissements n\u00e9cessaires mangeraient le rendement pendant des ann\u00e9es.<\/p>\n<div
