(Image : depositphotos)<\/figcaption><\/figure>\n<p>Le Pure Swiss Opportunity Real Estate Fund a cl\u00f4tur\u00e9 son cinqui\u00e8me exercice complet en 2025 - et franchi une \u00e9tape importante avec sa cotation \u00e0 la SIX Swiss Exchange en octobre. Six acquisitions pour un total de 94,6 millions de CHF et trois ventes ont fondamentalement modifi\u00e9 le portefeuille : le nombre d'immeubles est pass\u00e9 de 15 \u00e0 18 et la valeur v\u00e9nale de 189,6 millions \u00e0 256,3 millions de CHF.<\/p>\n<p>Les revenus locatifs nets ont augment\u00e9 d'environ 25 % pour atteindre 7,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 6,1 millions). Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement baiss\u00e9 \u00e0 1,53 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,92 %). Le taux de vacance a toutefois augment\u00e9 de 0,49 % \u00e0 1,38 % \u00e0 la date de r\u00e9f\u00e9rence : A la Bederstrasse 103\/103a \u00e0 Zurich (ZH), seuls 84 % des surfaces \u00e9taient lou\u00e9s \u00e0 la fin de l'ann\u00e9e, tandis qu'\u00e0 Risch-Rotkreuz (ZG), au Rigiweg 23, le taux \u00e9tait d'environ 90 %. Avec un WAULT de six mois seulement, la Bederstrasse pr\u00e9sente en outre la dur\u00e9e r\u00e9siduelle pond\u00e9r\u00e9e des contrats de location la plus courte de tout le portefeuille.<\/p>\n<h3>Les co\u00fbts baissent, le b\u00e9n\u00e9fice d'exploitation augmente<\/h3>\n<p>La marge b\u00e9n\u00e9ficiaire d'exploitation s'est am\u00e9lior\u00e9e \u00e0 79,7 % (ann\u00e9e pr\u00e9c\u00e9dente : 74,7 %). Les int\u00e9r\u00eats hypoth\u00e9caires, qui ont diminu\u00e9 de 1,3 million \u00e0 0,9 million de CHF malgr\u00e9 l'augmentation du total du bilan, ont \u00e9t\u00e9 un facteur essentiel - r\u00e9sultat \u00e0 la fois de la r\u00e9duction de moiti\u00e9 de l'endettement et de la baisse des taux d'int\u00e9r\u00eat. Le taux d'int\u00e9r\u00eat moyen des emprunts a baiss\u00e9 \u00e0 0,80 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,55 %). Parmi les autres produits, on compte 0,9 million de CHF provenant d'apports en nature : comme les parts de fonds ont \u00e9t\u00e9 cot\u00e9es au-dessus de la VNI apr\u00e8s la cotation, le PSO a pu comptabiliser la diff\u00e9rence en tant que produit pour les deux apports partiels \u00e0 Lausanne et \u00e0 l'Universit\u00e4tstrasse \u00e0 Zurich.<\/p>\n<p>Les produits nets se sont \u00e9lev\u00e9s \u00e0 9,5 millions de CHF - un bond par rapport aux 3,8 millions de CHF de l'ann\u00e9e pr\u00e9c\u00e9dente, qui a toutefois aussi \u00e9t\u00e9 influenc\u00e9 par le rachat important de produits nets courants de 5,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 0,7 million). Avec les trois ventes \u00e0 Moosleerau (AG) et Sissach (BL), le PSO a r\u00e9alis\u00e9 pour la premi\u00e8re fois des gains en capital : 3,7 millions de CHF bruts, 2,4 millions de CHF apr\u00e8s l'imp\u00f4t sur les gains immobiliers. Le portefeuille existant (hors biens vendus) a \u00e9t\u00e9 revaloris\u00e9 like for like de 1,7 million de CHF, ce qui correspond \u00e0 1,05 % sur la valeur initiale corrig\u00e9e. Les six nouvelles acquisitions ont contribu\u00e9 \u00e0 un gain de valorisation de pr\u00e8s de 3,0 millions de CHF. Au total, le r\u00e9sultat global s'\u00e9l\u00e8ve \u00e0 13,6 millions de CHF, soit plus du double de l'ann\u00e9e pr\u00e9c\u00e9dente (5,4 millions).<\/p>\n<h3>Augmentations de capital et cotation en bourse<\/h3>\n<p>Au cours de l'ann\u00e9e, le PSO a proc\u00e9d\u00e9 \u00e0 deux augmentations de capital ordinaires (24,0 millions et 36,9 millions de CHF nets) et \u00e0 trois apports partiels. Le 20 octobre, le fonds a \u00e9t\u00e9 cot\u00e9 \u00e0 la SIX et int\u00e9gr\u00e9 dans les indices \u00abSXI Real Estate Broad\u00bb et \u00abSXI Real Estate Funds Broad\u00bb. A la fin de l'ann\u00e9e, la capitalisation boursi\u00e8re s'\u00e9levait \u00e0 220,1 millions de CHF avec un agio l\u00e9g\u00e8rement inf\u00e9rieur \u00e0 1 %. Le taux d'endettement a massivement baiss\u00e9, passant de 44,1 % \u00e0 22,0 %.<\/p>\n<p>Pour l'exercice 2025, une distribution de 4,50 CHF par part est pr\u00e9vue (ann\u00e9e pr\u00e9c\u00e9dente : 4,30 CHF), ce qui correspond \u00e0 un rendement de distribution de 3,48 %. Le taux de distribution passe ainsi de 98,8 % \u00e0 81,0 %.<\/p>\n<h3>Nouvelles acquisitions \u00e0 Zurich et \u00e0 Berne<\/h3>\n<p>Apr\u00e8s la date de cl\u00f4ture du bilan, le PSO a investi le produit de l'\u00e9mission de l'augmentation de capital de d\u00e9cembre. En janvier a suivi l'acquisition d'un immeuble \u00e0 usage mixte \u00e0 Zurich-Oerlikon, Nansenstrasse 9 (valeur de march\u00e9 : environ 13,5 millions de CHF), dont les revenus proviennent \u00e0 65 % de surfaces de restauration - le locataire principal est Burger King.
