Corrig\u00e9s des achats et des ventes, les loyers ont augment\u00e9 de 0,86 million de CHF, soit 1,2 %, en comparaison avec le like-for-like. Environ 11 000 m\u00b2 de surface commerciale ont \u00e9t\u00e9 lou\u00e9s ou renouvel\u00e9s, notamment sur les sites de Cham (ZG), Frauenfeld (TG), D\u00fcbendorf (ZH), Urtenen-Sch\u00f6nb\u00fchl (BE) et Rheinfelden (AG). A B\u00e2le, l'immeuble d'habitation de la Feldberg-\/Klybeckstrasse a pu \u00eatre enti\u00e8rement lou\u00e9 apr\u00e8s r\u00e9novation.<\/p>\n<p>En revanche, le taux de d\u00e9faillance des loyers a connu une \u00e9volution n\u00e9gative, passant de 2,74 % \u00e0 4,12 %. La direction du fonds attribue cette \u00e9volution \u00e0 des repositionnements, \u00e0 des changements de locataires et \u00e0 la pr\u00e9paration de mesures de d\u00e9veloppement. Elle chiffre le taux de vacance au 31 d\u00e9cembre \u00e0 3,20 %.<\/p>\n<h3>Une activit\u00e9 de transaction importante<\/h3>\n<p>Les revenus ont nettement augment\u00e9, passant de 99,8 millions \u00e0 110,4 millions de CHF, ce qui s'explique non seulement par la hausse des revenus locatifs, mais aussi par le rachat de revenus courants lors de l'\u00e9mission de nouvelles parts. En effet, trois augmentations de capital ont \u00e9t\u00e9 r\u00e9alis\u00e9es au cours de l'ann\u00e9e sous revue, qui ont rapport\u00e9 au total environ 306 millions de CHF. Le taux d'endettement a ainsi baiss\u00e9 de 28,5 % \u00e0 24,2 %, et le taux d'int\u00e9r\u00eat moyen des capitaux emprunt\u00e9s de 1,34 % \u00e0 1,13 %. Gr\u00e2ce \u00e0 la baisse des charges d'int\u00e9r\u00eats, les d\u00e9penses sont rest\u00e9es pratiquement stables \u00e0 39,2 millions de CHF, ce qui a entra\u00een\u00e9 une augmentation des produits nets de 18% \u00e0 71,2 millions de CHF.<\/p>\n<p>Les fonds issus des augmentations de capital ont \u00e9t\u00e9 investis d'une part dans neuf acquisitions d'une juste valeur d'environ 310 millions de CHF. Parmi eux figuraient quatre immeubles d'habitation \u00e0 Dornach (SO), Ebikon (LU), Sch\u00f6tz (LU) et Zurich, totalisant quelque 206 logements, ainsi que trois objets \u00e0 usage mixte \u00e0 Affoltern am Albis (ZH), Zofingue (AG) et Zollikofen (BE). S'y sont ajout\u00e9s deux immeubles de projet \u00e0 Ecublens (VD) et Oftringen (AG). A Ebikon et Zollikofen, le fonds pr\u00e9voit de cr\u00e9er plus de 10 000 m2 de surface habitable suppl\u00e9mentaire au cours des cinq \u00e0 dix prochaines ann\u00e9es, gr\u00e2ce \u00e0 des sur\u00e9l\u00e9vations et des constructions compl\u00e9mentaires.<\/p>\n<p>C\u00f4t\u00e9 ventes, le fonds s'est s\u00e9par\u00e9 d'immeubles d'une valeur totale de 367 millions de CHF. La plus grande transaction individuelle a \u00e9t\u00e9 la vente de l'immeuble en r\u00e9m\u00e9r\u00e9 de la Bahnhofstrasse 69a \u00e0 Zurich pour 149 millions de CHF \u00e0 la soci\u00e9t\u00e9 s\u0153ur du groupe, Swiss Prime Site Immobilien AG, pour laquelle cette op\u00e9ration repr\u00e9sente un arrondissement. Dans le cadre de l'op\u00e9ration de swap, le fonds re\u00e7oit en contrepartie un immeuble d'habitation dans le canton de Lucerne et un immeuble \u00e0 usage mixte dans le canton de Gen\u00e8ve, dont le transfert de propri\u00e9t\u00e9 est pr\u00e9vu pour mi-2026. La direction du fonds souligne que cela a permis de r\u00e9duire les gros risques et d'augmenter le rendement net de pr\u00e8s de 9 points de base dans le like-for-like. Par ailleurs, le fonds a vendu de nombreux petits objets, des unit\u00e9s de propri\u00e9t\u00e9 par \u00e9tage \u00e0 Uitikon-Waldegg (ZH) et Niederwangen (BE) ainsi que d'autres immeubles dans plusieurs cantons.<\/p>\n<h3>Succ\u00e8s global nettement sup\u00e9rieur<\/h3>\n<p>Du c\u00f4t\u00e9 des \u00e9valuations, le portefeuille a enregistr\u00e9 des gains non r\u00e9alis\u00e9s de 55,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 20,1 millions), contre des pertes en capital r\u00e9alis\u00e9es de 9,7 millions de CHF. Le rapport semestriel faisait encore \u00e9tat d'un gain de vente d'environ 10 millions de CHF. Le r\u00e9sultat total a atteint 101,1 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 88,1 millions), des imp\u00f4ts de liquidation plus \u00e9lev\u00e9s estim\u00e9s \u00e0 15,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,3 million) ayant en partie absorb\u00e9 l'effet des r\u00e9\u00e9valuations. A la fin de l'ann\u00e9e, le portefeuille comprenait 148 immeubles d'une valeur v\u00e9nale de 3,02 milliards de CHF. Le taux d'actualisation moyen a l\u00e9g\u00e8rement baiss\u00e9 \u00e0 2,62 % (ann\u00e9e pr\u00e9c\u00e9dente : 2,65 %).<\/p>\n<h3>Potentiel d'augmentation des loyers des logements<\/h3>\n<p>Le rendement des placements s'est \u00e9lev\u00e9 \u00e0 4,45 %, ce qui correspond au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente (ann\u00e9e pr\u00e9c\u00e9dente : 4,46 %). La distribution reste inchang\u00e9e \u00e0 35,00 CHF par part, ce qui correspond \u00e0 un rendement de distribution de 3,00 %. Dans son rapport d'estimation, PwC indique que les loyers du march\u00e9 dans le segment r\u00e9sidentiel sont sup\u00e9rieurs d'environ 20 % au niveau actuel des loyers th\u00e9oriques - un potentiel que la direction du fonds veut progressivement exploiter par des r\u00e9novations et de nouvelles constructions.<\/p>\n<p>Dans le domaine du d\u00e9veloppement, le fonds annonce un pipeline de plus de 700 millions de CHF de volume d'investissement. D'ici 2029, environ 900 logements et quelque 15 000 m\u00b2 de surface commerciale devraient voir le jour, avec un loyer th\u00e9orique vis\u00e9 d'environ 25 millions de CHF par an. Le d\u00e9but de la construction du grand projet de la \u00dcberlandstrasse \u00e0 Zurich avec 214 appartements est pr\u00e9vu pour fin 2026. \u00c0 partir de janvier 2026, Wincasa prendra en charge l'ensemble de la gestion commerciale et technique du portefeuille. Parall\u00e8lement, l'ancienne responsable de la gestion de portefeuille Jacqueline Barth a quitt\u00e9 l'entreprise. La direction sera d\u00e9sormais assur\u00e9e par Andrea Biancardi et Anissa K\u00fchni, qui travaillaient d\u00e9j\u00e0 auparavant pour le fonds Akara.<\/p>\n<h3>Nouvelle augmentation de capital pr\u00e9vue<\/h3>\n<p>Le fonds annonce en outre ses projets pour la prochaine augmentation de capital : la p\u00e9riode de souscription de la 17e \u00e9mission devrait s'\u00e9tendre du 18 mai au 12 juin.
