Cette croissance est en grande partie due aux deux nouveaux b\u00e2timents de remplacement achev\u00e9s \u00e0 l'\u00e9t\u00e9 2025 \u00e0 Niederhasli (ZH) et au Stettbacherrain \u00e0 Zurich-Schwamendingen. Selon le rapport, les deux projets ont pu \u00eatre rapidement lou\u00e9s en totalit\u00e9. Le r\u00e9sultat total a augment\u00e9 d'environ 7 % et s'\u00e9l\u00e8ve \u00e0 11,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 10,6 millions). Les gains et pertes en capital non r\u00e9alis\u00e9s n'ont gu\u00e8re jou\u00e9 de r\u00f4le : le poste correspondant \u00e9tait de moins 70 000 CHF. Le produit net s'est \u00e9lev\u00e9 \u00e0 11,3 millions de CHF, contre 10,7 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<h3>Taux de vacance en l\u00e9g\u00e8re hausse<\/h3>\n<p>Le taux de d\u00e9faillance des loyers est pass\u00e9 de 2,1 % pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 2,8 %. Par rapport \u00e0 la cl\u00f4ture annuelle au 30 juin 2025 (2,5 %), il s'agit \u00e9galement d'une augmentation qui devrait \u00eatre li\u00e9e, entre autres, au nouveau b\u00e2timent de remplacement en cours de construction \u00e0 la Wehntalerstrasse \u00e0 Zurich-Affoltern. L\u00e0, les immeubles d'habitation existants datant de 1954 et comptant actuellement 27 logements doivent c\u00e9der la place \u00e0 un nouveau b\u00e2timent de 45 unit\u00e9s. Le permis de construire a force de loi, le d\u00e9but des travaux est pr\u00e9vu pour le premier trimestre 2026, l'ach\u00e8vement pour d\u00e9but 2028. Le volume d'investissement s'\u00e9l\u00e8ve \u00e0 environ 25 millions de CHF. Le taux de vacance \u00e9lev\u00e9 de certains objets appara\u00eet clairement dans le registre des immeubles : \u00e0 Balsthal, par exemple, le taux de d\u00e9faillance des loyers est de 45,5 %, \u00e0 Langenthal (Brauihof 10-14a) de 16,2 % et \u00e0 Hochdorf de 11,1 1 %. Les immeubles d'habitation dans leur ensemble affichent un taux de d\u00e9faillance de 2,1 %, tandis que les immeubles mixtes sont plus touch\u00e9s avec 5,9 %.<\/p>\n<h3>Sur\u00e9l\u00e9vation pr\u00e9vue \u00e0 H\u00e4gendorf<\/h3>\n<p>Outre le projet de Zurich-Affoltern, le fonds pr\u00e9voit une sur\u00e9l\u00e9vation \u00e0 H\u00e4gendorf (SO). L'immeuble situ\u00e9 sur le Bahnweg a d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9nov\u00e9 au cours des derni\u00e8res ann\u00e9es ; neuf appartements suppl\u00e9mentaires doivent maintenant \u00eatre construits, pour un volume d'investissement d'environ 4,5 millions de CHF. La r\u00e9alisation est pr\u00e9vue pour 2026.<\/p>\n<p>Le portefeuille comprend toujours 84 immeubles d'une valeur v\u00e9nale de 1,06 milliard de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,00 milliard). La part de logements est de 88,0 %. Au niveau r\u00e9gional, la Suisse du Nord-Ouest reste la plus grande r\u00e9gion avec 37,8 % des valeurs, suivie de Zurich (28,5 %) et Berne (17,9 %). Fin d\u00e9cembre, l'endettement hypoth\u00e9caire s'\u00e9levait \u00e0 268 millions de CHF, ce qui correspond \u00e0 un taux de financement externe de 25,3 %. Le taux d'int\u00e9r\u00eat moyen pond\u00e9r\u00e9 des hypoth\u00e8ques a baiss\u00e9 \u00e0 1,6 % (ann\u00e9e pr\u00e9c\u00e9dente : 1,8 %), pour une dur\u00e9e r\u00e9siduelle de 1,7 ans. En bourse, le prix des parts est pass\u00e9 de 22,70 CHF \u00e0 24,00 CHF. La performance semestrielle, distribution comprise, s'est \u00e9lev\u00e9e \u00e0 7,7 %, d\u00e9passant ainsi l\u00e9g\u00e8rement l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds TR (7,2 %).
