Outre l'immigration, la tendance \u00e0 la r\u00e9duction de la taille des logements et la baisse de la taille moyenne des m\u00e9nages sont les moteurs du taux de vacance record.<\/p>\n<p>Pour 2025, W\u00fcest Partner pr\u00e9voit certes une nouvelle augmentation des investissements dans la construction de logements. Pourtant, l'activit\u00e9 de construction n'a pas augment\u00e9 de mani\u00e8re significative au cours des derni\u00e8res ann\u00e9es (source : OFS). Cela se manifeste d'une part par la stagnation des investissements directs dans la construction, mais aussi par la stagnation du nombre de demandes de permis de construire. Cela s'explique moins par le financement que par les d\u00e9fis op\u00e9rationnels de la construction. Quatre facteurs centraux mobilisant des ressources ralentissent le processus de construction et conditionnent ainsi le succ\u00e8s des projets de d\u00e9veloppement :<\/p>\n<ol>\n<li>Des proc\u00e9dures d'autorisation exigeantes : La dur\u00e9e moyenne d'autorisation pour les immeubles collectifs a nettement augment\u00e9 ces derni\u00e8res ann\u00e9es. Selon l'UBS, elle se situe aujourd'hui entre 200 et 230 jours, et peut m\u00eame atteindre 305 jours dans les grandes villes.<\/li>\n<li>Complexit\u00e9 architecturale et technique accrue : les exigences accrues en mati\u00e8re de qualit\u00e9 de l'habitat, d'efficacit\u00e9 \u00e9nerg\u00e9tique et de durabilit\u00e9 entra\u00eenent des processus de construction plus exigeants et des techniques de construction plus sophistiqu\u00e9es. Parall\u00e8lement, les syst\u00e8mes modernes ouvrent la voie \u00e0 de nouvelles valeurs ajout\u00e9es, telles que les solutions d'acc\u00e8s num\u00e9riques, les commandes de chauffage et de ventilation intelligentes.<\/li>\n<li>P\u00e9nurie de personnel qualifi\u00e9 dans le secteur de la construction : le personnel qualifi\u00e9 est rare et souvent occup\u00e9 \u00e0 long terme. Cela rend les proc\u00e9dures d'adjudication plus complexes et le contr\u00f4le ainsi que la coordination des corps de m\u00e9tier plus importants. Cette p\u00e9nurie augmente en outre le risque de retards et de probl\u00e8mes de qualit\u00e9.<\/li>\n<li>Des achats avec une vision claire et une vision coh\u00e9rente des marges : la r\u00e9ussite d'un projet commence par un achat ad\u00e9quat. Pour les d\u00e9veloppements immobiliers, des risques suppl\u00e9mentaires s'ajoutent : les incertitudes de la planification, l'\u00e9volution des co\u00fbts de construction et la demande du march\u00e9.<\/li>\n<\/ol>\n<h3>Groupe EROP &amp; SFP : Facteurs de r\u00e9ussite pour des d\u00e9veloppements immobiliers efficaces<\/h3>\n<p>Un processus de d\u00e9veloppement r\u00e9ussi repose sur une collaboration multidisciplinaire.<\/p>\n<p>Le Swiss Finance &amp; Property Group (groupe SFP), en collaboration avec EROP Real Estate &amp; Partners, offre aux investisseurs un acc\u00e8s direct aux d\u00e9veloppements immobiliers avec les EROP Club Deals.
