Sans effet de r\u00e9\u00e9valuation, le r\u00e9sultat a toutefois l\u00e9g\u00e8rement diminu\u00e9, passant de 122,7 millions \u00e0 122,1 millions de CHF. La distribution devrait rester constante \u00e0 7,00 CHF.<\/p>\n<h3>Taux de vacance plus \u00e9lev\u00e9 dans le parc immobilier<\/h3>\n<p>Le r\u00e9sultat d'exploitation du parc immobilier propre a recul\u00e9 de 123,0 millions \u00e0 113,8 millions de CHF. En raison notamment de ventes et du lancement d'un projet, les revenus locatifs ont recul\u00e9 de 221,3 millions \u00e0 204,0 millions de CHF. Allreal annonce que les revenus locatifs devraient \u00e0 nouveau augmenter dans les ann\u00e9es \u00e0 venir. Le taux de vacance est pass\u00e9 de 1,6% \u00e0 3,4% au cours de l'exercice. \u00abLes principaux moteurs sont les surfaces encore libres \u00e0 la Freiburgstrasse \u00e0 Berne, dans un immeuble de bureaux \u00e0 l'a\u00e9roport de Gen\u00e8ve ainsi que les surfaces devenues libres sur le Richtiareal \u00e0 Wallisellen\u00bb, indique un communiqu\u00e9. Les ventes \u00e0 B\u00fclach et \u00e0 B\u00e2le \u00e0 9% au-dessus de la valeur comptable ont g\u00e9n\u00e9r\u00e9 un r\u00e9sultat de vente d'immeubles de placement de 2,6 millions de CHF. La r\u00e9\u00e9valuation du portefeuille a augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 121,3 millions \u00e0 125,0 millions de CHF.<\/p>\n<h3>Les b\u00e9n\u00e9fices de la propri\u00e9t\u00e9 par \u00e9tage augmentent<\/h3>\n<p>Dans le segment D\u00e9veloppement &amp; R\u00e9alisation, le r\u00e9sultat des activit\u00e9s commerciales est pass\u00e9 de 42,8 millions \u00e0 52,9 millions de CHF. Le segment a surtout profit\u00e9 de la nette augmentation de la contribution au r\u00e9sultat provenant de la vente de propri\u00e9t\u00e9s par \u00e9tage. Celle-ci est pass\u00e9e de 11,2 millions \u00e0 21,1 millions de CHF. Le projet de la Spiserstrasse \u00e0 Zurich-Albisrieden en a \u00e9t\u00e9 le principal moteur. Les projets de l'avenue de l'Amandolier \u00e0 Gen\u00e8ve et de l'avenue du Cur\u00e9-Baud au Petit-Lancy ont \u00e9galement contribu\u00e9 \u00e0 ce r\u00e9sultat.<\/p>\n<p>En ce qui concerne la r\u00e9alisation, le creux de la vague a \u00e9t\u00e9 franchi, selon Allreal. Le volume de construction est pass\u00e9 de 248,1 millions \u00e0 282,6 millions de francs. Il faut noter que l'ann\u00e9e pr\u00e9c\u00e9dente, des travaux de construction avaient encore \u00e9t\u00e9 r\u00e9alis\u00e9s pour des tiers en Suisse romande. La part des projets propres a augment\u00e9 \u00e0 plus de 40%, contre environ un tiers l'ann\u00e9e pr\u00e9c\u00e9dente. Le r\u00e9sultat de la r\u00e9alisation est rest\u00e9 quasiment stable \u00e0 17,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 17,6 millions). Le r\u00e9sultat d'entreprise du segment D\u00e9veloppement &amp; R\u00e9alisation s'est am\u00e9lior\u00e9 au total de 3,0 millions \u00e0 10,7 millions de CHF.<\/p>\n<h3>Le taux de vacance devrait \u00e0 nouveau baisser en 2026<\/h3>\n<p>Pour l'exercice 2026, Allreal table sur un r\u00e9sultat op\u00e9rationnel plus \u00e9lev\u00e9 et des chiffres cl\u00e9s du bilan stables. Dans le segment immobilier, les revenus locatifs devraient \u00e0 nouveau augmenter. En outre, il faut s'attendre au premier semestre \u00e0 une contribution substantielle au r\u00e9sultat provenant de la vente d'immeubles de placement. Le taux d'inoccupation devrait \u00e0 nouveau baisser au cours de l'ann\u00e9e. Dans le segment D\u00e9veloppement &amp; R\u00e9alisation, Allreal s'attend \u00e0 une l\u00e9g\u00e8re augmentation des b\u00e9n\u00e9fices issus de la vente de propri\u00e9t\u00e9s par \u00e9tage, \u00e0 un volume de construction l\u00e9g\u00e8rement plus \u00e9lev\u00e9 et \u00e0 des charges d'exploitation stables.
