Comme il n'y a eu aucun changement dans le portefeuille et que le taux de vacance est rest\u00e9 constant \u00e0 0,7 %, il s'agit d'une augmentation \u00ablike for like\u00bb. La demande d'immeubles attrayants a nettement augment\u00e9 au cours du premier semestre et reste \"tr\u00e8s \u00e9lev\u00e9e\" au deuxi\u00e8me semestre, indique l'entreprise. Il en a \u00e9t\u00e9 tenu compte dans l'\u00e9valuation des biens immobiliers. Le r\u00e9sultat du groupe a augment\u00e9 de 45,1% \u00e0 85,2 millions de CHF, et de 6,3% \u00e0 39,2 millions de CHF apr\u00e8s correction des effets de r\u00e9\u00e9valuation et des effets sp\u00e9ciaux.<\/p>\n<h3>Le secteur de la restauration plus rentable<\/h3>\n<p>Les recettes du segment H\u00f4tellerie &amp; Restauration ont \u00e9galement contribu\u00e9 \u00e0 l'augmentation du b\u00e9n\u00e9fice. Celui-ci a augment\u00e9 de 3,8% pour atteindre 16,1 millions de CHF. L'entreprise fait r\u00e9f\u00e9rence \u00e0 la forte demande en appartements avec services. Le recul du chiffre d'affaires de \u00abquelques gros clients commerciaux\u00bb a \u00e9t\u00e9 compens\u00e9 par de nouvelles relations clients. La demande dans le nouveau restaurant Aigu a \u00e9galement \u00e9volu\u00e9 de mani\u00e8re positive et a entra\u00een\u00e9 une nette augmentation du chiffre d'affaires. Cela a compens\u00e9 la baisse du chiffre d'affaires du restaurant Secret Garden, qui est d\u00e9sormais disponible exclusivement pour des \u00e9v\u00e9nements individuels. Au total, le chiffre d'affaires du secteur de la restauration est rest\u00e9 au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente. Le Gross Operating Profit (GOP) est pass\u00e9 de 39,3% \u00e0 41,1%.<\/p>\n<h3>Financement un peu plus cher<\/h3>\n<p>Le produit d'exploitation de l'ensemble du groupe s'est am\u00e9lior\u00e9 de 3,0% pour atteindre 91,5 millions de CHF. Bien que les charges immobili\u00e8res aient augment\u00e9 de 8,7% \u00e0 9,0 millions de CHF, le r\u00e9sultat d'exploitation avant amortissements et r\u00e9\u00e9valuation a augment\u00e9 de 4,4% \u00e0 58,5 millions de CHF. Le gain de r\u00e9\u00e9valuation de 52,2 millions a plus que doubl\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (24,8 millions) et correspond \u00e0 8% de la valeur du portefeuille de tous les biens immobiliers. Pour la premi\u00e8re fois, JLL a \u00e9t\u00e9 mandat\u00e9 comme \u00e9valuateur. Les co\u00fbts de financement, qui ont augment\u00e9 de 3,0 % pour atteindre 10,5 millions de CHF, refl\u00e8tent entre autres un green bond arriv\u00e9 \u00e0 \u00e9ch\u00e9ance au quatri\u00e8me trimestre, qui portait un taux d'int\u00e9r\u00eat de 0,1% et qui a \u00e9t\u00e9 remplac\u00e9 par un autre green bond avec un coupon de 1,25%. Les investissements dans le portefeuille ont augment\u00e9 au cours de l'exercice, passant de 8,1 millions \u00e0 27,1 millions de CHF. Avec les effets de r\u00e9\u00e9valuation, la valeur de march\u00e9 de l'ensemble du portefeuille a augment\u00e9 de 4,1 % pour atteindre 1,86 milliard de CHF.<\/p>\n<h3>Le dividende augmente presque de 5%<\/h3>\n<p>Selon la proposition de la direction, le dividende doit \u00eatre augment\u00e9 de 4,3%, passant ainsi de 4,70 \u00e0 4,90 CHF par action nominative de s\u00e9rie A. Pour la s\u00e9rie B, l'augmentation est de 2,0 CHF pour atteindre 49,00 CHF.<\/p>\n<h3>Le b\u00e9n\u00e9fice doit rester constant malgr\u00e9 la baisse des recettes<\/h3>\n<p>Pour l'exercice en cours, l'entreprise s'attend \u00e0 une l\u00e9g\u00e8re r\u00e9duction des revenus immobiliers en raison des deux baisses du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence en mars et en septembre. Une baisse des charges immobili\u00e8res devrait toutefois compenser la r\u00e9duction des revenus. Dans le segment H\u00f4tellerie &amp; Restauration, on s'attend \u00e0 des chiffres d'affaires stables et, en raison d'une base de co\u00fbts un peu plus \u00e9lev\u00e9e, \u00e0 une l\u00e9g\u00e8re baisse du GOP. \u00abEn supposant que l'environnement des taux d'int\u00e9r\u00eat reste favorable, nous pr\u00e9voyons pour l'exercice 2026 un r\u00e9sultat consolid\u00e9 sans r\u00e9\u00e9valuation
