C'est maintenant au Conseil des Etats de d\u00e9cider.<\/p>\n<p>Selon l'initiative, l'accord du bailleur sera \u00e0 l'avenir n\u00e9cessaire lorsqu'un locataire souhaite sous-louer son logement. Le locataire doit \u00e9galement communiquer au bailleur le montant de la sous-location. Si celui-ci est abusif, le bailleur doit pouvoir refuser son accord. Il en irait de m\u00eame si la sous-location lui causait des \"inconv\u00e9nients majeurs\".<\/p>\n<p>Si la sous-location a lieu sans l'accord \u00e9crit du bailleur ou sur la base de fausses d\u00e9clarations, le bailleur doit pouvoir r\u00e9silier le bail apr\u00e8s une mise en demeure.<\/p>\n<p>Pour justifier son intervention, Egloff a \u00e9galement fait r\u00e9f\u00e9rence \u00e0 des plateformes comme Airbnb. La sous-location est devenue un mod\u00e8le commercial, a-t-il critiqu\u00e9. Dans les villes surtout, les appartements anciens bon march\u00e9 sont souvent sous-lou\u00e9s \u00e0 des loyers nettement sup\u00e9rieurs \u00e0 ceux pay\u00e9s par le locataire. C'est le locataire qui empoche la diff\u00e9rence.<\/p>\n<p>Selon la r\u00e9glementation actuelle, le bailleur a le droit de refuser de donner son accord \u00e0 la sous-location si le locataire n'a pas l'intention de r\u00e9utiliser ult\u00e9rieurement l'objet lou\u00e9 pour lui-m\u00eame.
