La valeur totale du portefeuille a augment\u00e9 de 10% pour atteindre 4,2 milliards de CHF - sous l'impulsion de l'achat d'EMWE Holding. Les revenus locatifs de cette derni\u00e8re, int\u00e9gr\u00e9s depuis ao\u00fbt, ont compens\u00e9 la disparition des revenus locatifs issus des ventes de l'ann\u00e9e pr\u00e9c\u00e9dente ainsi que l'effet de la baisse du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence - qui n'a toutefois d\u00e9ploy\u00e9 ses effets qu'en fin d'ann\u00e9e. Au total, les revenus locatifs ont augment\u00e9 de 0,5 million pour atteindre 145,5 millions de CHF. Dans l'optique \"like for like\", la croissance du r\u00e9sultat locatif a \u00e9t\u00e9 de 2,0%, ce que Mobimo justifie notamment par la baisse des charges immobili\u00e8res.<\/p>\n<h3>Taux de vacance en hausse<\/h3>\n<p>Dans la tour de bureaux de la Escher-Wyss-Platz \u00e0 Zurich, pr\u00e8s de 40% des surfaces sont lou\u00e9es \u00e0 la date de r\u00e9f\u00e9rence, ce qui signifie que Mobimo n'a pas tout \u00e0 fait atteint son objectif de 50%. \u00abLa situation reste cependant un d\u00e9fi pour tous les acteurs du march\u00e9 en raison de l'\u00e9volution des besoins et des exigences en mati\u00e8re de surfaces de bureaux\u00bb, \u00e9crit l'entreprise. La location de grandes surfaces, en particulier, n\u00e9cessite plus de temps que par le pass\u00e9.<\/p>\n<p>Le taux de vacance des immeubles de placement a augment\u00e9 de 3,7 \u00e0 4,1% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Les surfaces commerciales en sont responsables, puisque le taux de vacance est pass\u00e9 de 5,1 \u00e0 6,1%. Cela s'explique par le d\u00e9part d'un important locataire commercial en Suisse orientale et par l'expiration des contrats de location \u00e0 Lausanne, Place de la Gare 10\/Chemin de Mornex 3\/Rue du Petit-Ch\u00eane 36-38, en raison de la r\u00e9novation totale imminente de l'immeuble.<\/p>\n<h3>\u00abLa \u00bbpromotion des ventes\" stimule le r\u00e9sultat<\/h3>\n<p>La raison principale de l'augmentation du b\u00e9n\u00e9fice avant \u00e9valuation au cours de l'exercice est la vente de propri\u00e9t\u00e9s par \u00e9tage, qui s'est d\u00e9roul\u00e9e beaucoup plus rapidement que pr\u00e9vu. Le r\u00e9sultat des d\u00e9veloppements et de la vente Promotion avec les projets de PPE en cours \u00e0 Ober\u00e4geri, Merlischachen, K\u00f6niz et Lausanne a augment\u00e9 de plus de 60% pour atteindre 53,3 millions de CHF. Le chiffre cl\u00e9 FFO I, qui tient compte du r\u00e9sultat de la promotion, a grimp\u00e9 de 14,5% \u00e0 121,6 millions de CHF. Le b\u00e9n\u00e9fice EPRA par action, qui ne tient pas compte de cet effet, a en revanche recul\u00e9 de 3% \u00e0 9,81 CHF. Mobimo explique cela par des co\u00fbts de financement proportionnels plus \u00e9lev\u00e9s ainsi que par des imp\u00f4ts.<\/p>\n<h3>Le succ\u00e8s de la r\u00e9\u00e9valuation plus que doubl\u00e9<\/h3>\n<p>Le r\u00e9sultat des r\u00e9\u00e9valuations a augment\u00e9 encore plus nettement que le r\u00e9sultat des ventes promotionnelles. Il est pass\u00e9 de 43,1 millions \u00e0 106,9 millions de CHF. \u00abCe r\u00e9sultat significativement plus \u00e9lev\u00e9 s'explique d'une part par la dynamique positive du march\u00e9 immobilier suite aux faibles taux d'int\u00e9r\u00eat et d'autre part par la qualit\u00e9 \u00e9lev\u00e9e des objets et du d\u00e9veloppement du portefeuille de Mobimo\u00bb, \u00e9crit l'entreprise. Au total, 27,4 millions de CHF proviennent de l'activit\u00e9 op\u00e9rationnelle ou de l'activit\u00e9 de d\u00e9veloppement. Compte tenu des r\u00e9\u00e9valuations, le b\u00e9n\u00e9fice a tr\u00e8s nettement grimp\u00e9, passant de 125,2 \u00e0 192,9 millions de CHF.<\/p>\n<p>Pour 2026, l'entreprise s'attend \u00e0 une croissance organique des revenus locatifs d'environ 3% et \u00e0 un r\u00e9sultat des d\u00e9veloppements et des ventes promotionnelles d'environ 25 millions de CHF.
