Parall\u00e8lement, la derni\u00e8re augmentation de capital de l'ann\u00e9e 2025 a \u00e9t\u00e9 r\u00e9alis\u00e9e avec un capital suppl\u00e9mentaire d'un montant total de 21,80 millions de CHF,<\/p>\n<p>Suite \u00e0 l'apport en nature d'une caisse de pension nouvellement affili\u00e9e, deux biens immobiliers ont \u00e9t\u00e9 transf\u00e9r\u00e9s le 10 novembre dans le portefeuille du groupe de placement. Le premier bien immobilier est un immeuble \u00e0 usage mixte d'une valeur v\u00e9nale de 29,13 millions de CHF, dont 64% des recettes proviennent de l'utilisation r\u00e9sidentielle. Au total, l'immeuble se compose de 27 appartements ainsi que de quatre surfaces commerciales, pour une superficie totale de 936 m\u00b2. \u00abGr\u00e2ce \u00e0 sa situation id\u00e9ale au 26 rue de la Terrassi\u00e8re \u00e0 Gen\u00e8ve, il offre \u00e0 ses locataires un acc\u00e8s rapide \u00e0 toutes les commodit\u00e9s et une excellente desserte par les transports publics\u00bb, \u00e9crit Realstone. L'immeuble doit \u00eatre r\u00e9nov\u00e9. Il est pr\u00e9vu de r\u00e9nover l'enveloppe du b\u00e2timent et le toit, d'installer une pompe \u00e0 chaleur et de poser des panneaux photovolta\u00efques. De m\u00eame, trois appartements suppl\u00e9mentaires d'une surface totale de 227 m\u00b2 seront cr\u00e9\u00e9s dans le cadre d'une sur\u00e9l\u00e9vation. La fin des travaux est pr\u00e9vue pour 2027. Selon Realstone, les r\u00e9serves de loyers des appartements existants sont estim\u00e9es \u00e0 40%.<\/p>\n<p>Le deuxi\u00e8me immeuble se trouve \u00e0 l'avenue d'A\u00efre 22 \u00e0 Gen\u00e8ve et a une valeur v\u00e9nale de 15,63 millions de CHF. L'immeuble comprend 16 appartements ainsi qu'un parking souterrain avec une place de stationnement par locataire. \u00abLa situation de cet immeuble est particuli\u00e8rement attractive puisqu'il se trouve \u00e0 moins de dix minutes en transports publics de la gare CFF de Cornavin\u00bb, \u00e9crit Realstone.<\/p>\n<h3>Portefeuille 2025 augment\u00e9 de 58%<\/h3>\n<p>Au total, trois augmentations de capital ont \u00e9t\u00e9 conclues en 2025 pour un montant total de 120,71 millions de CHF. Au 31 d\u00e9cembre, le portefeuille du groupe de placement s'\u00e9l\u00e8ve \u00e0 44 immeubles d'une valeur marchande totale de 563,32 millions de CHF.
