Lors du 107e Schweizer Immobiliengespr\u00e4ch, organis\u00e9 par Galledia Fachmedien en collaboration avec la chambre d'\u00e9valuation SVIT, quatre experts ont mis en lumi\u00e8re la mani\u00e8re dont le secteur doit se pr\u00e9parer \u00e0 un avenir \u00abplus chaud\u00bb. La Zurich suit un processus structur\u00e9 afin de mettre en place une r\u00e9silience climatique pour ses 25 milliards de dollars d'actifs sous gestion. Dans ce cadre, les risques sont d'abord identifi\u00e9s et prioris\u00e9s au niveau du portefeuille, avant que des mesures ne soient examin\u00e9es pour les objets particuli\u00e8rement expos\u00e9s. Alors que les dangers naturels tels que les inondations ou les avalanches entra\u00eenent d\u00e9j\u00e0 des baisses de prix statistiquement significatives allant jusqu'\u00e0 5 pour cent (nettement plus pour les laves torrentielles), un autre ph\u00e9nom\u00e8ne attire l'attention : la chaleur. Les sc\u00e9narios climatiques pr\u00e9voient pour des villes comme Zurich une augmentation drastique des nuits tropicales - des nuits o\u00f9 la temp\u00e9rature d\u00e9passe constamment les 20 degr\u00e9s. Ce ph\u00e9nom\u00e8ne n'est pas couvert par l'assurance immobili\u00e8re obligatoire, car il s'agit d'un \u00e9v\u00e9nement continu et non soudain. Schweizer a mis en garde : \u00abCe ne sont pas ceux qui ont aujourd'hui les meilleurs b\u00e2timents qui r\u00e9ussiront, mais ceux qui font appel aux donn\u00e9es, aux mod\u00e8les et aux outils d'aide \u00e0 la d\u00e9cision pour g\u00e9rer activement cette incertitude\u00bb. Il a d\u00e9montr\u00e9 des approches visionnaires \u00e0 l'aide du projet pionnier \u00abBaarermatte\u00bb \u00e0 Baar : Le site est con\u00e7u selon une mod\u00e9lisation climatique, les arbres existants sont d\u00e9plac\u00e9s \u00e0 grands frais afin de garantir une ombre imm\u00e9diate et les b\u00e2timents sont en partie pos\u00e9s sur des piliers afin de permettre les flux d'air froid et l'\u00e9coulement de l'eau en cas de fortes pluies. Guth\u00f6rl a plaid\u00e9 pour que les simulations climatiques (vent, ensoleillement, \u00eelots de chaleur) soient int\u00e9gr\u00e9es d\u00e8s les premi\u00e8res phases du d\u00e9veloppement du site et des concours. Il a identifi\u00e9 trois niveaux de pr\u00e9occupation : le niveau des transactions, le niveau du portefeuille et l'assurabilit\u00e9. Ce dernier est particuli\u00e8rement pr\u00e9occupant : sur certains march\u00e9s, les primes augmentent d\u00e9j\u00e0 massivement ou des couvertures sont refus\u00e9es. Un b\u00e2timent qui n'est plus assurable devient illiquide - un \u00abstranded asset\u00bb classique.
