(Source : CBRE, Meta-Sys, 2025)<\/figcaption><\/figure>\n<p>Selon les chiffres du march\u00e9 des bureaux publi\u00e9s par CBRE Switzerland, le volume des surfaces disponibles est rest\u00e9 stable au troisi\u00e8me trimestre. Avec 2,12 millions de m\u00b2, soit 4,3% du parc, le niveau \u00e0 fin septembre est rest\u00e9 inchang\u00e9 par rapport aux deux trimestres pr\u00e9c\u00e9dents. Il s'agit toutefois du sixi\u00e8me trimestre cons\u00e9cutif avec une disponibilit\u00e9 de bureaux sup\u00e9rieure \u00e0 2 millions de m\u00b2.<\/p>\n<p>\u00abCette stabilit\u00e9 masque le fait que, pour l'ann\u00e9e 2025 en cours, le chiffre d'affaires trimestriel moyen des locations n'a pu \u00eatre enregistr\u00e9 qu'\u00e0 hauteur d'environ 425.000 m\u00b2 de surfaces de bureaux\u00bb, \u00e9crit CBRE dans sa mise \u00e0 jour du march\u00e9. Sur l'ensemble de l'ann\u00e9e 2024, ce chiffre \u00e9tait encore d'environ 540.000 m\u00b2. Des processus de d\u00e9cision plus lents de la part des entreprises et des retraits isol\u00e9s des processus de location ont marqu\u00e9 l'ann\u00e9e en cours.<\/p>\n<h3>La croissance de l'emploi ralentit<\/h3>\n<p>Cela s'explique par l'absence de croissance de l'emploi et par une pression accrue sur les co\u00fbts. La croissance des emplois \u00e0 temps plein dans les branches de bureau typiques - sans le secteur public - \u00e9tait de 0,3% en 2024 et est tomb\u00e9e \u00e0 seulement 0,1% cette ann\u00e9e. Dans l'industrie manufacturi\u00e8re, le recul des emplois, qui \u00e9tait de 0,2% en 2024, s'est encore accentu\u00e9 jusqu'\u00e0 pr\u00e9sent en 2025 pour atteindre 1,1%, les effets des droits de douane \u00e9lev\u00e9s sur les importations am\u00e9ricaines et de la force du franc suisse se faisant surtout sentir ici. La r\u00e9duction pr\u00e9vue des droits de douane \u00e0 15% devrait toutefois permettre d'\u00e9viter une nouvelle d\u00e9t\u00e9rioration de la demande g\u00e9n\u00e9rale de surfaces, selon CBRE. L'\u00e9volution de l'emploi devrait toutefois rester mod\u00e9r\u00e9e l'ann\u00e9e prochaine. \u00abIl ne faut pas s'attendre \u00e0 une am\u00e9lioration de la situation de la demande avant 2027\u00bb, juge la soci\u00e9t\u00e9 de courtage.<\/p>\n<h3>Nouvelle reprise attendue pour B\u00e2le<\/h3>\n<p>A l'exception de la ville de B\u00e2le, la disponibilit\u00e9 des bureaux dans les zones urbaines des cinq plus grands centres suisses se maintient \u00e0 un niveau bas - en moyenne 3,7% dans les CBD et 3,6% dans les zones urbaines hors CBD. La demande reste donc constamment bonne dans les zones centrales. Les villes de Zurich (3,3%), Gen\u00e8ve (3,5%), Berne (3,1%) et Lausanne (2,7%) se distinguent par un environnement de march\u00e9 attractif.
