Selon les informations fournies, la croissance du portefeuille repose en particulier sur les progr\u00e8s de la construction et les r\u00e9novations. Apr\u00e8s correction des investissements, il en r\u00e9sulte une revalorisation de 113,4 millions de CHF, soit 2,8%. Aucune transaction immobili\u00e8re n'a eu lieu au cours de l'exercice.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 de 7,6 millions pour atteindre 171,6 millions de CHF, ce qui, selon UBS, est d\u00fb entre autres \u00e0 l'ach\u00e8vement des travaux de construction et de r\u00e9novation iost. Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9 de 0,6 point de pourcentage par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, ce qui s'est traduit par un taux de d\u00e9faillance des loyers cumul\u00e9 de 3,1% au 30 septembre. Les produits nets sont rest\u00e9s pratiquement inchang\u00e9s \u00e0 85,3 millions de CHF, le r\u00e9sultat total est pass\u00e9 de 119,2 millions \u00e0 186,5 millions de CHF. Les gains en capital non r\u00e9alis\u00e9s de 113,4 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : +44,8 millions) ont contribu\u00e9 \u00e0 ce r\u00e9sultat.<\/p>\n<h3>Ach\u00e8vement du grand projet \u00e0 Spreitenbach<\/h3>\n<p>L'un des points forts de l'ann\u00e9e est l'ach\u00e8vement du \u00abTivoli Garten\u00bb \u00e0 Spreitenbach (AG) apr\u00e8s cinq ans de travaux. En collaboration avec UBS Green Property, UBS \u00abSiat\u00bb a investi ici environ 153,0 millions de CHF chacun. Le projet comprend 445 appartements ainsi que 13 500 m\u00b2 de surfaces commerciales et d'activit\u00e9s. Decathlon a d\u00e9j\u00e0 ouvert au printemps avec une surface de 5,500 m\u00b2.<\/p>\n<p>Le fonds r\u00e9alise en outre la r\u00e9novation totale et la sur\u00e9l\u00e9vation d'un immeuble dans le quartier zurichois de Seefeld. Non loin du Bellevue de Zurich et du lac de Zurich, aux num\u00e9ros 26, 28 et 32, 34 de la Seefeldstrasse, le projet comprend entre autres l'assainissement \u00e9nerg\u00e9tique de l'enveloppe du b\u00e2timent, y compris le remplacement des fen\u00eatres. Les travaux seront achev\u00e9s \u00e0 l'\u00e9t\u00e9 2026.<\/p>\n<p>Les travaux de deux tours d'habitation \u00e0 B\u00e2le sont termin\u00e9s. Dans le quartier Hirzbrunnen du Petit-B\u00e2le, la r\u00e9occupation des 196 appartements a eu lieu en octobre 2023 et en f\u00e9vrier 2025.<\/p>\n<p>Enfin, \u00abSiat\u00bb annonce que le premier coup de pioche d'un nouveau b\u00e2timent de remplacement appel\u00e9 \u00abDialogo\u00bb \u00e0 Lugano-Massagno sera donn\u00e9 le 19 novembre. Le projet est sign\u00e9 par le bureau d'architectes zurichois AWW Architekten AG. La d\u00e9molition de 44 appartements existants a d\u00e9j\u00e0 eu lieu. Le nouveau b\u00e2timent de remplacement pr\u00e9voit 60 appartements qui devraient \u00eatre pr\u00eats \u00e0 \u00eatre occup\u00e9s au cours du deuxi\u00e8me semestre 2029.
