Sur une base comparable, il en r\u00e9sulte une augmentation de 1,6 %, dont 1,0 point de pourcentage est d\u00fb \u00e0 des adaptations d'indices. La seule transaction du trimestre, la vente de la brasserie Gurten 10-92 \u00e0 Wabern pr\u00e8s de Berne, a g\u00e9n\u00e9r\u00e9 un r\u00e9sultat de 7,7 millions de CHF sur les autres ventes d'immeubles. Par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, le produit de la vente d'immeubles de placement a diminu\u00e9 de 3,6 millions de CHF et le r\u00e9sultat de la vente d'immeubles en d\u00e9veloppement de 1,0 million de CHF. En revanche, les charges d'exploitation ont diminu\u00e9 de 1,5 million de CHF \u00e0 7,2 millions de CHF, notamment en raison de la baisse des imp\u00f4ts fonciers pour un immeuble genevois suite \u00e0 la reconnaissance d'un certificat \u00e9nerg\u00e9tique. Les charges de personnel ont en revanche augment\u00e9 de 0,5 million et les charges d'exploitation et d'administration de 0,3 million de CHF. Les charges financi\u00e8res nettes ont \u00e9galement augment\u00e9 - de CHF 1,2 million - mais sont rest\u00e9es faibles avec un co\u00fbt moyen de la dette de 0,98 %. Giacomo Balzarini, CEO de PSP, s'attend \u00e0 une tendance au maintien ou \u00e0 la baisse des spreads. \u00abC'est mon sentiment en regardant les r\u00e9centes \u00e9missions des banques\u00bb, a-t-il d\u00e9clar\u00e9 lors de la conf\u00e9rence des analystes.<\/p>\n<p>Le b\u00e9n\u00e9fice sans les r\u00e9sultats des immeubles est rest\u00e9 \u00e0 CHF 166,2 millions, soit 2,4 % de moins que l'ann\u00e9e pr\u00e9c\u00e9dente. Le b\u00e9n\u00e9fice net a augment\u00e9 de 14,8 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 259,5 millions de CHF. Cela s'explique principalement par la revalorisation du portefeuille, qui a augment\u00e9 de 52,0 millions de CHF et s'\u00e9l\u00e8ve \u00e0 113,4 millions de CHF.<\/p>\n<h3>La r\u00e9ticence \u00e0 l'achat persiste<\/h3>\n<p>PSP s'attend \u00e0 une nouvelle baisse des rendements sur les meilleurs sites et \u00e0 un nouveau renforcement du march\u00e9 des transactions, mais juge l'offre faible pour son propre profil d'exigences - des prime assets avec un potentiel de cr\u00e9ation de valeur. \u00abDans ce contexte, nous continuons d'agir avec retenue en tant qu'acheteurs\u00bb, \u00e9crit l'entreprise. Pour l'ensemble de l'ann\u00e9e 2025, un EBITDA sans les r\u00e9sultats des immeubles d'environ 300 millions de CHF est toujours attendu (2024 : 304,9 millions). La pr\u00e9vision est actuellement \u00abplus proche de 300 millions et donc un peu meilleure qu'initialement pr\u00e9vue\u00bb, a pr\u00e9cis\u00e9 Balzarini dans le cadre de la conf\u00e9rence des analystes. En ce qui concerne le taux d'inoccupation, la direction pr\u00e9voit un taux inchang\u00e9 de 3,5% jusqu'\u00e0 la fin de l'ann\u00e9e, bien qu'il soit actuellement un peu plus \u00e9lev\u00e9.
