Selon les informations fournies, toutes les nouvelles parts mises sur le march\u00e9 ont \u00e9t\u00e9 souscrites. L'apport en capital de 176 millions de CHF doit \u00eatre utilis\u00e9 pour l'achat de nouveaux immeubles ainsi que pour des projets de construction et de r\u00e9novation.<\/p>\n<p>Il s'agit notamment de financer l'achat de deux immeubles en construction \u00e0 la route des Morillons 24 et 26 \u00e0 Gen\u00e8ve. Le premier immeuble est un immeuble d'habitation soumis au syst\u00e8me genevois ZDLoc avec un loyer fix\u00e9 pour dix ans. L'actif repr\u00e9sente un investissement total de 57 millions de CHF et g\u00e9n\u00e9rera, une fois achev\u00e9, un rendement brut estim\u00e9 \u00e0 3,9%. Le deuxi\u00e8me immeuble, dont la strat\u00e9gie pr\u00e9voit une utilisation comme appart-h\u00f4tel, correspond \u00e0 un investissement total de 48 millions de CHF avec un rendement brut estim\u00e9 \u00e0 5,7% apr\u00e8s l'ach\u00e8vement. L'ach\u00e8vement de l'immeuble r\u00e9sidentiel est pr\u00e9vu pour 2026 et celui de l'appart-h\u00f4tel pour 2027.<\/p>\n<p>En outre, trois autres immeubles d'habitation ont \u00e9t\u00e9 acquis au cours des treize derniers mois. Le premier immeuble a \u00e9t\u00e9 achet\u00e9 pour 12 millions de CHF avec un rendement brut de 3,8% \u00e0 l'avenue Maria-Belgia 4 et 6 \u00e0 Lausanne. Le deuxi\u00e8me immeuble a \u00e9t\u00e9 acquis pour 8 millions de CHF avec un rendement brut de 3,9% \u00e0 l'avenue de la Confr\u00e9rie 40\/avenue des Acacias 4, 6 \u00e0 Prilly (VD). Le troisi\u00e8me achat, d'un montant de 6 millions de CHF et d'un rendement brut de 3,8%, a port\u00e9 sur l'immeuble Avenue de Chailly 58 \u00e0 Lausanne.<\/p>\n<h3>20 millions pour un projet de construction \u00e0 Lancy<\/h3>\n<p>Les nouveaux fonds serviront \u00e9galement \u00e0 financer les projets de construction et de r\u00e9novation au sein du portefeuille. Parmi les projets pr\u00e9vus figurent la r\u00e9novation et la sur\u00e9l\u00e9vation des immeubles Chemin du Bac 10, 12 et 14 et Avenue du Petit-Lancy 27, 29, 31 et 31 bis \u00e0 Lancy (GE) et la transformation d'une surface commerciale en logements au sein du m\u00eame complexe. L'investissement total estim\u00e9 pour ce projet s'\u00e9l\u00e8ve \u00e0 20 millions de CHF. Le rendement est estim\u00e9 \u00e0 6,3% pour la sur\u00e9l\u00e9vation et \u00e0 9,0% pour la transformation en logements.<\/p>\n<p>Enfin, le solde du produit de l'\u00e9mission est utilis\u00e9 pour
