En accord avec la ville de Winterthur, il a \u00e9t\u00e9 d\u00e9cid\u00e9 de r\u00e9aliser des appartements suppl\u00e9mentaires \u00e0 la place de l'h\u00f4tel pr\u00e9vu. Parmi ceux-ci, 30% devraient se situer dans le segment des prix avantageux. Cham Swiss s'attend \u00e0 ce que le permis de construire entre en vigueur dans le courant de l'ann\u00e9e 2026.<\/p>\n<h3>Permis de construire avec conditions<\/h3>\n<p>L'ensemble de Winterthour est l'un des plus grands projets du portefeuille de d\u00e9veloppement de la soci\u00e9t\u00e9 immobili\u00e8re. Il comprend au total environ 300 logements locatifs et marquera la silhouette de la ville avec son \u00abRocket\u00bb de 100 m\u00e8tres de haut. D\u00e9but avril 2025, le permis de construire a \u00e9t\u00e9 d\u00e9livr\u00e9 avec des conditions <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2025-05-19\/winterthur-baubewilligung-fuer-hochhaus-mit-auflagen\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a> ont \u00e9t\u00e9 accord\u00e9es. Celles-ci concernaient notamment l'\u00e9tendue de l'utilisation publique des combles et l'acc\u00e8s aux surfaces du rez-de-chauss\u00e9e. \u00abCham Swiss Properties a profit\u00e9 des conditions impos\u00e9es par les autorit\u00e9s pour am\u00e9liorer encore le projet\u00bb, communique la soci\u00e9t\u00e9 immobili\u00e8re cot\u00e9e en bourse, qui parle d'un \u00ab\u00e9change constructif\u00bb avec la ville.<\/p>\n<p>Au lieu de l'utilisation pr\u00e9vue de l'h\u00f4tel dans la tour, 5 000 m\u00b2 suppl\u00e9mentaires sont d\u00e9sormais pr\u00e9vus pour des logements. \u00abNous planifions les appartements \u00e0 prix mod\u00e9r\u00e9s de mani\u00e8re \u00e0 ce qu'ils conviennent \u00e0 des jeunes en formation ou \u00e0 des colocations\u00bb, explique Thomas Aebischer, CEO de Cham Swiss. L'abandon de l'utilisation de l'h\u00f4tel s'accompagne d'une revalorisation des surfaces au rez-de-chauss\u00e9e. Au lieu d'un check-in \u00e0 l'h\u00f4tel largement automatis\u00e9, Cham Swiss pr\u00e9voit d\u00e9sormais des surfaces de vente et de restauration accessibles au public. Le dernier \u00e9tage doit \u00e9galement devenir plus attractif avec un espace panoramique ainsi qu'une surface destin\u00e9e \u00e0 l'\u00e9v\u00e9nementiel et \u00e0 la restauration. \u00abUne zone publique dans un immeuble d'habitation comporte des d\u00e9fis en termes de sph\u00e8re priv\u00e9e et de s\u00e9curit\u00e9\u00bb, explique Thomas Aebischer. \u00abMais nous sommes confiants de pouvoir mettre en \u0153uvre une bonne solution, afin que toute la population puisse profiter de la vue \u00e0 100 m\u00e8tres de hauteur\u00bb.\u00bb<\/p>\n<h3>Pas de construction hybride en bois<\/h3>\n<p>Il y a \u00e9galement un changement dans l'utilisation des mat\u00e9riaux : \u00e0 l'origine, \"Rocket\" \u00e9tait pr\u00e9vu comme une construction hybride en bois, similaire \u00e0 un b\u00e2timent que Cham Swiss Properties a achev\u00e9 au d\u00e9but de l'ann\u00e9e 2025 sur son site Papieri \u00e0 Cham, dans le canton de Zoug. \"Nous connaissons tr\u00e8s bien les avantages et les inconv\u00e9nients du bois et nous avons donc \u00e9tudi\u00e9 de pr\u00e8s la question de savoir si ce mat\u00e9riau devait \u00e9galement \u00eatre utilis\u00e9 \u00e0 Winterthour\", explique Thomas Aebischer. \"Finalement, pour des consid\u00e9rations de risque et des raisons \u00e9conomiques, nous avons opt\u00e9 pour un autre mode de construction, tout aussi innovant et durable gr\u00e2ce aux progr\u00e8s fulgurants de la technologie de construction et des mat\u00e9riaux\". Cham Swiss fait r\u00e9f\u00e9rence \u00e0 des alternatives \u00e9quivalentes en termes de CO\u2082, qui offriraient des avantages, notamment pour les immeubles de grande hauteur - et ce en termes de rentabilit\u00e9, de planification et de disponibilit\u00e9 des mat\u00e9riaux. Il est question d'une \"statique optimis\u00e9e, d'une utilisation efficace des mat\u00e9riaux et d'un b\u00e9ton \u00e0 teneur r\u00e9duite en CO\u2082\". Une certification selon le standard reconnu SNBS Gold serait toujours pr\u00e9vue. Jusqu'\u00e0 pr\u00e9sent, le projet \"Rocket\" avait \u00e9t\u00e9 pr\u00e9sent\u00e9 comme l'un des plus hauts immeubles d'habitation en bois en cours de planification.<\/p>\n<h3>Ach\u00e8vement pr\u00e9vu en 2030<\/h3>\n<p>\u00abUne fois la mise au point des conditions termin\u00e9e, Cham Swiss Properties retirera le recours qu'elle avait d\u00e9pos\u00e9 pour des raisons formelles\u00bb, annonce l'entreprise. La soci\u00e9t\u00e9 immobili\u00e8re compte sur l'entr\u00e9e en vigueur du permis de construire dans le courant de l'ann\u00e9e 2026, le d\u00e9but de la construction \u00e9tant pr\u00e9vu pour mi-2027.
