Cette croissance s'explique principalement par l'augmentation de la valeur v\u00e9nale des immeubles (+7,8%). Les revenus locatifs du fonds ont augment\u00e9 de 14,8%, soit 9,7 millions, pour atteindre 74,9 millions de CHF au cours du dernier exercice. Cela est principalement d\u00fb aux acquisitions r\u00e9alis\u00e9es en fin d'ann\u00e9e, notamment des immeubles du quartier de la Levratte \u00e0 Nyon (VD) et de la rue du Cheminet 31-39 \u00e0 Yverdon-les-Bains (VD). Les sur\u00e9l\u00e9vations des immeubles de la rue des Asters 18-20 et du chemin Gilbert-Trolliet 10-12 ont \u00e9galement g\u00e9n\u00e9r\u00e9 des revenus suppl\u00e9mentaires une fois achev\u00e9es. La croissance organique des revenus locatifs s'est \u00e9lev\u00e9e \u00e0 pr\u00e8s de 2% entre 2024 et 2025, d\u00e9passant ainsi la moyenne de 0,76% entre 2018 et 2023. Pendant ce temps, le taux de d\u00e9faillance des loyers a baiss\u00e9 de 1,13% \u00e0 0,94%.<\/p>\n<p>Les d\u00e9penses du fonds ont augment\u00e9 de 6,2%, soit une hausse plus mod\u00e9r\u00e9e que les revenus. La baisse des taux d'int\u00e9r\u00eat hypoth\u00e9caires, qui ont diminu\u00e9 de 23%, en a \u00e9t\u00e9 le principal facteur. La dur\u00e9e r\u00e9siduelle moyenne des hypoth\u00e8ques est pass\u00e9e de 0,9 \u00e0 2,4 ans. En outre, en raison de la baisse des valeurs fiscales dans le canton de Gen\u00e8ve, la charge fiscale directe du fonds a diminu\u00e9 de pr\u00e8s de 7%, tandis que l'ajout de nouveaux biens immobiliers a entra\u00een\u00e9 une augmentation des co\u00fbts li\u00e9s \u00e0 l'immobilier de 39%. Les frais d'entretien ont augment\u00e9 de 20%.<\/p>\n<h3>R\u00e9sultat net le plus \u00e9lev\u00e9 depuis 18 ans<\/h3>\n<p>Au total, le r\u00e9sultat net s'est am\u00e9lior\u00e9 de 9,6% pour atteindre 34,0 millions de francs suisses. \"Il s'agit du r\u00e9sultat net par part le plus \u00e9lev\u00e9 pour le fonds Solvalor 61 depuis dix-huit ans\", \u00e9crit Realstone. A cela s'est ajout\u00e9 un gain en capital r\u00e9alis\u00e9 de 1,1 million de CHF sur la vente de propri\u00e9t\u00e9s par \u00e9tage, de sorte que le r\u00e9sultat r\u00e9alis\u00e9 s'\u00e9l\u00e8ve \u00e0 35,1 millions de CHF. Les gains en capital non r\u00e9alis\u00e9s de 64,1 millions de CHF ont fait passer le r\u00e9sultat total de 35,8 millions \u00e0 99,2 millions de CHF. Le dividende devrait passer de 5,35 CHF par part \u00e0 5,40 CHF.<\/p>\n<h3>Une acquisition au cours de l'exercice et cinq autres depuis lors<\/h3>\n<p>Depuis le 30 juin 2025, cinq autres immeubles ont \u00e9t\u00e9 acquis : Deux immeubles en construction \u00e0 la route des Morillons 24-26 \u00e0 Gen\u00e8ve ainsi qu'un immeuble d'habitation \u00e0 la rue de la Baillive 3 (\u00e9galement \u00e0 Gen\u00e8ve), un immeuble d'habitation \u00e0 la rue de Chailly 58 \u00e0 Lausanne et un immeuble \u00e0 usage mixte \u00e0 la rue des Acacias 4-6 \u00e0 Prilly (VD). Ces acquisitions, ainsi que l'immeuble Avenue Maria-Belgia 4-6 \u00e0 Lausanne (pour 12,2 millions de CHF) acquis durant l'exercice, augmenteront les revenus locatifs de 6,0 millions de CHF. Le rendement brut moyen est annonc\u00e9 \u00e0 4,5%.<\/p>\n<h3>L'augmentation de capital atteint 176 millions de francs<\/h3>\n<p>Du 16 au 29 octobre, le fonds va proc\u00e9der \u00e0 une augmentation de capital avec droits de souscription d'un montant d'environ 176 millions de CHF. Le rapport de souscription est de huit parts existantes pour une nouvelle part. Le prix de souscription est de 250,50 CHF par part. Le produit de la vente doit permettre de financer des acquisitions en Suisse romande et des projets.
