Les revenus locatifs ont augment\u00e9 d'environ 8% pour atteindre 49,4 millions de CHF.<\/p>\n<h3>Quatre acquisitions<\/h3>\n<p>Le fonds a acquis quatre immeubles pour un volume de pr\u00e8s de 50 millions de CHF. Deux immeubles d'habitation comprenant respectivement 24 et 16 appartements se trouvent \u00e0 Dietikon (Brunauweg 2-6 et Sch\u00f6neggstrasse 149\/151) et sont directement adjacents \u00e0 l'immeuble Birmensdorferstrasse 7-11\/Sch\u00f6neggstrasse 145\/147, qui se trouve d\u00e9j\u00e0 dans le portefeuille. Avec une surface de terrain d'un seul tenant de pr\u00e8s de 9.000 m\u00b2, il en r\u00e9sulte \"un potentiel de d\u00e9veloppement int\u00e9ressant \u00e0 long terme\", \u00e9crit Pensimo. En outre, l'immeuble Hauptstrasse 5\/5a a \u00e9t\u00e9 acquis dans le cadre d'un arrondissement de l'immeuble voisin Kirchgasse 1\/1a d\u00e9j\u00e0 existant \u00e0 Frenkendorf. Enfin, le fonds a acquis un immeuble de bureaux enti\u00e8rement lou\u00e9 \u00e0 Zurich-Albisrieden (Langgr\u00fctstr. 112\/Letzigraben 176), qui se trouve dans une zone r\u00e9sidentielle de quatre \u00e9tages. Un potentiel d'am\u00e9nagement et de changement d'affectation doit \u00eatre exploit\u00e9 dans les ann\u00e9es \u00e0 venir. Swissinvest a investi 13,4 millions de CHF dans des immeubles existants et des projets de construction.<\/p>\n<p>Selon les informations fournies, l'augmentation de la valeur du portefeuille du fonds est due non seulement aux investissements r\u00e9alis\u00e9s, mais aussi \u00e0 une r\u00e9duction du taux d'escompte de cinq points de base \u00e0 2,67%. Le taux d'int\u00e9r\u00eat moyen des financements a baiss\u00e9 de 61 points de base pour atteindre 1,06%.<\/p>\n<h3>Revenu net plus \u00e9lev\u00e9 malgr\u00e9 des co\u00fbts plus importants<\/h3>\n<p>Le taux de d\u00e9faillance des loyers a augment\u00e9 de 2,89 \u00e0 3,64% en raison de projets de construction. Malgr\u00e9 l'augmentation des d\u00e9penses (26,5 millions, contre 23,4 millions l'ann\u00e9e pr\u00e9c\u00e9dente), le produit net a augment\u00e9 de 24,0 millions \u00e0 25,7 millions de CHF. En raison d'une am\u00e9lioration massive du r\u00e9sultat d'\u00e9valuation, qui est pass\u00e9 de -1,3 million \u00e0 42,6 millions de CHF, le r\u00e9sultat global s'est nettement am\u00e9lior\u00e9, passant de 22,8 millions \u00e0 54,2 millions de CHF. Le rendement des placements est pass\u00e9 de 2,84 \u00e0 6,38%. En revanche, la distribution de 4,55 CHF d\u00e9cid\u00e9e par le conseil d'administration reste inchang\u00e9e. Le rendement de la distribution s'est \u00e9lev\u00e9 \u00e0 2,16% (ann\u00e9e pr\u00e9c\u00e9dente : 2,36%).<\/p>\n<h3>Augmentation de capital au T4<\/h3>\n<p>La direction du fonds \u00e9tudie une augmentation de capital pour le quatri\u00e8me trimestre 2025 d'un montant de 65 millions de CHF.
