C'est ce que communique Zurich Invest SA. Les chiffres d'affaires sont plac\u00e9s sous le signe des revalorisations issues des projets de construction et d'une augmentation de la taille du portefeuille \u00e0 plus de 1,5 milliard de CHF.<\/p>\n<p>En ce qui concerne le d\u00e9veloppement de son propre portefeuille, une \u00e9tape importante a \u00e9t\u00e9 franchie au cours de l'exercice avec la r\u00e9novation compl\u00e8te et la location int\u00e9grale de 24 appartements \u00e0 Lucerne. En outre, les grands projets \"Baarerstrasse\" \u00e0 Zoug et \"Glattwiesenstrasse\/Grosswiesenstrasse\" \u00e0 Zurich se sont d\u00e9roul\u00e9s comme pr\u00e9vu, selon Zurich Invest. Pour le projet de la Ferdinand-Hodler-Strasse \u00e0 Zurich-H\u00f6ngg, un permis de construire ex\u00e9cutoire a \u00e9t\u00e9 d\u00e9livr\u00e9. En raison principalement de l'avancement du projet, la variation de valeur par rapport \u00e0 l'\u00e9valuation pr\u00e9alable s'\u00e9l\u00e8ve au total \u00e0 103,1 millions de CHF (+7,38 % \"Like-for-Like\").<\/p>\n<p>Le taux de d\u00e9faillance des loyers reste stable \u00e0 3,01 %. Hors projets de d\u00e9veloppement, les loyers th\u00e9oriques ont augment\u00e9 d'environ 1,5 %. Cependant, en raison des projets de d\u00e9veloppement en cours, les revenus locatifs ont diminu\u00e9 d'environ 53 millions \u00e0 50,9 millions de CHF. \"Apr\u00e8s la relocation, une augmentation significative de la capacit\u00e9 b\u00e9n\u00e9ficiaire est attendue \u00e0 partir du prochain exercice\", a d\u00e9clar\u00e9 Zurich Invest. Le produit net est rest\u00e9 pratiquement inchang\u00e9 au cours de l'exercice \u00e9coul\u00e9, \u00e0 25,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 25,6 millions de CHF), tandis que le r\u00e9sultat global a nettement augment\u00e9, passant de 28,3 millions de CHF \u00e0 76,7 millions de CHF, en raison du r\u00e9sultat d'\u00e9valuation plus \u00e9lev\u00e9. La distribution reste stable \u00e0 2,75 CHF.<\/p>\n<h3>Deux ventes<\/h3>\n<p>Au cours de l'exercice 2024\/2025, deux petits immeubles d'habitation situ\u00e9s en Suisse romande ont \u00e9t\u00e9 vendus. La vente a g\u00e9n\u00e9r\u00e9<br \/>\n\"Avenue des Oiseaux 2, 4\" \u00e0 Lausanne et du \"Chemin des Murs Blancs 29, 31\" \u00e0 La Tour-de-Peilz, il en r\u00e9sulte un gain en capital r\u00e9alis\u00e9 de 1,7 million de CHF.<\/p>\n<h3>Augmentation de capital en novembre<\/h3>\n<p>La direction du fonds examine pour novembre une \u00e9mission d'environ 100 millions de CHF. Elle justifie cette d\u00e9cision par l'avancement du projet et la \"situation positive du march\u00e9\". Le volume correspondrait \u00e0 un rapport de souscription d'environ 10:1. Outre le financement de projets et d'acquisitions, l'augmentation de capital permettrait \"d'accro\u00eetre la flexibilit\u00e9 du fonds\", comme le pr\u00e9cise le communiqu\u00e9.
