Avec des charges pratiquement inchang\u00e9es, le produit net s'est am\u00e9lior\u00e9, passant de 29,9 millions \u00e0 32,6 millions de CHF. Comme aucun r\u00e9sultat d'\u00e9valuation n'est indiqu\u00e9, le r\u00e9sultat total a augment\u00e9 dans le m\u00eame ordre de grandeur, passant de 29,9 millions \u00e0 32,6 millions de CHF.<\/p>\n<p>Le cours de bourse d'UBS Green Property est pass\u00e9 de 137,50 \u00e0 142,00 CHF au cours du premier semestre. La performance qui en r\u00e9sulte, y compris la distribution de 5,7%, est sup\u00e9rieure \u00e0 la performance boursi\u00e8re de l'ensemble du march\u00e9 de 3,2%. Le taux de d\u00e9faillance des loyers cumul\u00e9s augmente l\u00e9g\u00e8rement et s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 4,1%. Des taux de vacance plus importants sont annonc\u00e9s dans les surfaces de bureaux de la Z\u00fcrichstrasse 98 \u00e0 D\u00fcbendorf, de la Route de Crassier 15 \u00e0 Eysins, de la Rue Ferdinand-Hodler 23 \u00e0 Gen\u00e8ve et de la Hagenholzstrasse 56 \u00e0 Zurich.<\/p>\n<p>Au printemps 2025, les travaux de r\u00e9novation des chambres ainsi que la r\u00e9habilitation des couloirs d'accueil de l'h\u00f4tel Courtyard by Marriott Zurich North, situ\u00e9 Max-Bill-Platz 19 \u00e0 Oerlikon, ont \u00e9t\u00e9 achev\u00e9s. En m\u00eame temps que la r\u00e9novation totale et le nouvel ameublement des 152 chambres de l'h\u00f4tel, les salles de bains ont \u00e9galement \u00e9t\u00e9 r\u00e9nov\u00e9es. Les travaux ont \u00e9t\u00e9 r\u00e9alis\u00e9s sous la direction de l'exploitant de l'h\u00f4tel, SV Hotel. UBS Green Property a particip\u00e9 aux co\u00fbts \u00e0 hauteur de 4,1 millions de CHF et le contrat de location a \u00e9t\u00e9 prolong\u00e9 jusqu'en 2041.<\/p>\n<h3>\"Tivoli Garden\" en voie d'ach\u00e8vement<\/h3>\n<p>Apr\u00e8s cinq ans de travaux, le \"Tivoli Garten\" de Spreitenbach sera achev\u00e9 \u00e0 l'\u00e9t\u00e9 2025. En collaboration avec UBS \"Siat\", UBS Green Property a investi environ 150,0 millions de CHF dans ce projet. Le projet comprend 445 appartements ainsi que 13 500 m\u00b2 de surfaces commerciales et artisanales. Avec une surface de<\/p>\n<p>de 5.500 m\u00b2 a d\u00e9j\u00e0 \u00e9t\u00e9 ouvert par D\u00e9cathlon. L'emm\u00e9nagement dans les appartements se fera de mani\u00e8re \u00e9chelonn\u00e9e de fin juillet \u00e0 fin octobre. Selon les informations fournies, la r\u00e9novation totale de l'Untermattweg 8 \u00e0 Berne avance \u00e9galement comme pr\u00e9vu. La transformation de cet immeuble purement commercial en un immeuble \u00e0 usage mixte comprenant plusieurs types de logements et une offre de restauration publique durera encore jusqu'en avril 2030. La r\u00e9novation de la tour de bureaux sera achev\u00e9e en septembre 2026. Ensuite, l'entreprise Galenica am\u00e9nagera les surfaces pour son si\u00e8ge social.
