Comme les charges n'ont augment\u00e9 que de 2,7 millions de CHF, le produit net est pass\u00e9 de 118,2 millions \u00e0 125,0 millions de CHF. A cela s'ajoute un r\u00e9sultat d'\u00e9valuation de 0,9 million de CHF, am\u00e9lior\u00e9 de 5,6 millions de CHF, de sorte que le r\u00e9sultat total augmente sensiblement par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 113,6 millions \u00e0 126,0 millions de CHF.<\/p>\n<p>La performance boursi\u00e8re du fonds (3,1%) n'est que l\u00e9g\u00e8rement inf\u00e9rieure \u00e0 celle de l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds TR (3,2%). La prime d'\u00e9mission \u00e0 fin juin s'\u00e9l\u00e8ve \u00e0 46,0%. Le fonds communique en outre une baisse du taux de d\u00e9faillance des loyers depuis le d\u00e9but de l'ann\u00e9e, de 3,5 \u00e0 3,4%. Dans le segment r\u00e9sidentiel, il est de 1,7%.<\/p>\n<p>Parmi les mises \u00e0 jour de projets figurant dans le rapport annuel figure l'ach\u00e8vement d'un immeuble de remplacement de 83 logements dans le quartier zurichois de Milchbuck, o\u00f9 le nombre de logements \u00e9tait initialement de 46 unit\u00e9s. Le projet de r\u00e9novation de la Bruderholzstrasse 45 \u00e0 B\u00e2le a par ailleurs \u00e9t\u00e9 achev\u00e9 en avril. Pour environ 8 millions de CHF, 20 unit\u00e9s d'habitation enti\u00e8rement lou\u00e9es et une surface commerciale au rez-de-chauss\u00e9e ont \u00e9t\u00e9 construites. Les travaux de construction du complexe r\u00e9sidentiel \"Younic\" \u00e0 D\u00fcbendorf sont \u00e9galement en voie d'ach\u00e8vement. La premi\u00e8re \u00e9tape a d\u00e9j\u00e0 \u00e9t\u00e9 achev\u00e9e et remise aux locataires. La livraison de la deuxi\u00e8me \u00e9tape est pr\u00e9vue pour septembre. Tous les appartements sont lou\u00e9s. Le projet, qui comprend 228 appartements au total, a \u00e9t\u00e9 acquis en \u00e9t\u00e9 2022.<\/p>\n<p>Il n'y a pas eu d'acquisitions ou de ventes de biens immobiliers au cours du premier
