Il se situe ainsi pour la premi\u00e8re fois sous la barre des 4%. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 1,1 point de pourcentage depuis la fin de l'ann\u00e9e pour atteindre 4,38 %. Selon <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2025-03-07\/helvetica-hsl-fonds-haelt-nettoerloes-stabil\/\" target=\"_blank\" rel=\"noopener\">de nombreuses ventes<\/a> le fonds a \u00e9galement enregistr\u00e9 un net recul des revenus locatifs, qui sont pass\u00e9s de 13,9 millions \u00e0 10,2 millions de CHF. D'un autre c\u00f4t\u00e9, les d\u00e9penses ont presque diminu\u00e9 de moiti\u00e9, passant de 8,6 millions \u00e0 4,7 millions de CHF, notamment en raison de la baisse des paiements d'int\u00e9r\u00eats, ce qui a entra\u00een\u00e9 une l\u00e9g\u00e8re am\u00e9lioration des revenus nets, qui sont pass\u00e9s de 5,4 millions \u00e0 5,6 millions de CHF. Et alors qu'au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, les pertes en capital r\u00e9alis\u00e9es sur les ventes effectu\u00e9es avaient massivement pes\u00e9 sur le r\u00e9sultat r\u00e9alis\u00e9 avec -9,8 millions de CHF, ce poste a contribu\u00e9 au r\u00e9sultat \u00e0 hauteur de 1,1 million de CHF au premier semestre 2025. Le r\u00e9sultat r\u00e9alis\u00e9 est donc pass\u00e9 de -4,4 millions \u00e0 6,6 millions de CHF. Le r\u00e9sultat global s'est encore nettement am\u00e9lior\u00e9, passant de -21,3 millions \u00e0 +9,1 millions de CHF, ce qui a \u00e9t\u00e9 rendu possible par un r\u00e9sultat d'\u00e9valuation plus \u00e9lev\u00e9. Le portefeuille a \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9 de 0,6% depuis la fin de l'ann\u00e9e.<\/p>\n<p>Selon le communiqu\u00e9 d'Helvetica, le fonds est \"en bonne voie pour atteindre son objectif de distribution de 2,80 CHF par part\". La direction du fonds indique que le rendement des placements est de 2,94%.<\/p>\n<h3>Ventes<\/h3>\n<p>Selon le rapport annuel, le fonds a vendu deux immeubles pour un total de 45,2 millions de CHF :<\/p>\n<ul>\n<li>Speicher, Hinterwies 20\/22\/27-33 (AR)<\/li>\n<li>Zwingen, Strengefeldstrasse 1-7\/Grienweg 8-14\/14a\/16\/18\/Reckholderstrasse 4-10 (BL)<\/li>\n<\/ul>\n<h3>Achats<\/h3>\n<p>Apr\u00e8s la date de cl\u00f4ture, le bien immobilier suivant a \u00e9t\u00e9 acquis pour 16,1 millions de CHF :<\/p>\n<ul>\n<li>Hindelbank (BE), Wylerweg
