La valeur du portefeuille a augment\u00e9 like-for-like par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente de 17,4 millions de CHF nets ou 2,23%. La valeur de march\u00e9, y compris les acquisitions, est pass\u00e9e \u00e0 800,7 millions de CHF.<\/p>\n<p>Les revenus immobiliers ont l\u00e9g\u00e8rement augment\u00e9 de 2,3% par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre 15,9 millions de CHF. Cela s'explique d'une part par des changements dans le portefeuille ainsi que par des augmentations de loyer suite \u00e0 l'indexation et \u00e0 l'adaptation du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence. Les charges d'exploitation sont rest\u00e9es stables \u00e0 5,4 millions de CHF. Les activit\u00e9s de promotion ont contribu\u00e9 \u00e0 l'EBIT \u00e0 hauteur de 2,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,6 million). Le b\u00e9n\u00e9fice net hors r\u00e9\u00e9valuation s'est am\u00e9lior\u00e9 de 1,6 million pour atteindre 8,2 millions de CHF. La vente des deux immeubles au-dessus de la valeur du march\u00e9 ainsi que la contribution des activit\u00e9s de promotion ont eu un impact sur ce r\u00e9sultat.<\/p>\n<p>Sur l'ensemble de l'ann\u00e9e, la \"rotation du portefeuille\" et la concentration sur les sites pr\u00e9sentant un potentiel de revalorisation sup\u00e9rieur \u00e0 la moyenne doivent se poursuivre. L'acquisition d'\"un ou deux\" projets de d\u00e9veloppement suppl\u00e9mentaires est pr\u00e9vue pour le reste de l'ann\u00e9e. En raison des changements pr\u00e9vus, il faut toutefois s'attendre \u00e0 une l\u00e9g\u00e8re baisse des revenus fonciers au second semestre.
