Sur une base comparable, les revenus ont augment\u00e9 de 2,0%. Le r\u00e9sultat d'exploitation (EBIT avant changements d'\u00e9valuation) a augment\u00e9 de 14,6% pour atteindre 36,0 millions de CHF. Les charges immobili\u00e8res ont \u00e9galement augment\u00e9, de 14,4% \u00e0 4,7 millions de CHF. \"Cela correspond \u00e0 une part de 10,7% des revenus fonciers et se situe dans le cadre attendu\", pr\u00e9cise l'entreprise. Les frais d'exploitation ont augment\u00e9 de 9,6% \u00e0 7,8 millions de CHF, ce que l'entreprise explique par les d\u00e9penses li\u00e9es aux projets. Entre-temps, les frais de personnel sont rest\u00e9s au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente. Le ratio de fonds propres reste stable \u00e0 56,2% et le taux d'endettement (LTV) \u00e0 33,0%. Le co\u00fbt moyen des int\u00e9r\u00eats a baiss\u00e9 \u00e0 1,25%.<\/p>\n<h3>\"Les revenus des ventes seront moins sup\u00e9rieurs \u00e0 la valeur comptable \u00e0 l'avenir\".<\/h3>\n<p>Dans le compte de r\u00e9sultat de l'entreprise, ce sont surtout les revalorisations nettes du portefeuille, qui p\u00e8se d\u00e9sormais pr\u00e8s de 1,8 milliard de CHF, qui sautent aux yeux \u00e0 hauteur de 200,2 millions de CHF (S1 2024 : +22,4 millions). Elles ont fait grimper le b\u00e9n\u00e9fice semestriel de 52,7 millions \u00e0 175,9 millions de CHF. Les immeubles de la ville de Zurich, en particulier, ont \u00e9t\u00e9 mieux \u00e9valu\u00e9s - en raison de la baisse des taux d'actualisation et d'une r\u00e9\u00e9valuation des potentiels de d\u00e9veloppement existants. Le gain \u00e9lev\u00e9 de r\u00e9\u00e9valuation est probablement aussi li\u00e9 au changement d'\u00e9valuateur de KPMG \u00e0 CBRE et \u00e0 une autre approche du nouveau prestataire de services. L'approche plus ax\u00e9e sur le march\u00e9 \u00e0 la date de r\u00e9f\u00e9rence s'est \u00e9galement accompagn\u00e9e en partie d'une \u00e9valuation nettement plus n\u00e9gative, comme l'a expliqu\u00e9 Simon Haus, CEO d'Intershop, lors de la conf\u00e9rence de presse de pr\u00e9sentation du bilan.<\/p>\n<p>En vue de la modification de la pratique d'\u00e9valuation, Intershop attire d'ores et d\u00e9j\u00e0 l'attention de ses investisseurs sur le fait qu'\u00e0 l'avenir, les produits de la vente seront moins sup\u00e9rieurs \u00e0 la valeur comptable que par le pass\u00e9, \"car les succ\u00e8s op\u00e9rationnels et les progr\u00e8s de d\u00e9veloppement seront refl\u00e9t\u00e9s plus rapidement dans les \u00e9valuations\". Mais cela ne change rien au mod\u00e8le d'entreprise et aux rendements pour les investisseurs.<\/p>\n<h3>L'effet fiscal r\u00e9duit le b\u00e9n\u00e9fice<\/h3>\n<p>Sans les r\u00e9\u00e9valuations, Intershop a enregistr\u00e9 une baisse sensible de son b\u00e9n\u00e9fice au cours du semestre, qui est pass\u00e9 de 36,0 millions \u00e0 28,6 millions de francs. Ce recul doit \u00eatre compris dans le cadre d'une \"normalisation attendue du taux d'imposition\". La charge fiscale a augment\u00e9 de 2,2 millions \u00e0 56,7 millions de CHF par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Les imp\u00f4ts sur les r\u00e9\u00e9valuations dans le canton de Zurich en sont notamment responsables, selon Haus.<\/p>\n<h3>Acquisitions \u00e0 Kemptthal et Uetikon<\/h3>\n<p>Dans le canton de Zurich, Intershop a d'ailleurs achet\u00e9 deux immeubles : Dans le cadre d'une vente et d'une cession-bail, il s'agit d'une part de l'immeuble de rapport enti\u00e8rement lou\u00e9 Pf\u00e4ffikerstrasse 37 \u00e0 Kemptthal (le si\u00e8ge du groupe Katadyn, sp\u00e9cialiste suisse du traitement de l'eau, se trouve \u00e0 cette adresse). D'autre part, l'entreprise a achet\u00e9 l'immeuble promotionnel Alte Landstrasse 103 \u00e0 Uetikon am See, un ancien b\u00e2timent d'usine qui doit \u00eatre transform\u00e9 en logement en propri\u00e9t\u00e9.<\/p>\n<p>En revanche, l'immeuble de rapport Talstrasse 35-37 \u00e0 Pf\u00e4ffikon (SZ), qui avait \u00e9t\u00e9 repositionn\u00e9 apr\u00e8s le d\u00e9part du locataire principal, a \u00e9t\u00e9 vendu \u00e0 un Family Office. Apr\u00e8s la date de r\u00e9f\u00e9rence, Intershop a en outre vendu l'immeuble Avenue C.-F. Ramuz 43 \u00e0 Pully. L\u00e0 aussi, apr\u00e8s le d\u00e9part du locataire unique, l'immeuble avait \u00e9t\u00e9 r\u00e9orient\u00e9 vers une utilisation multi-locataires.<\/p>\n<h3>Objectifs confirm\u00e9s<\/h3>\n<p>Apr\u00e8s un b\u00e9n\u00e9fice sur les ventes de 2,6 millions de CHF au premier semestre, Intershop pr\u00e9voit un b\u00e9n\u00e9fice sur les ventes avant imp\u00f4ts d'au moins 15 millions de CHF pour l'ensemble de l'ann\u00e9e. L'objectif annuel d'augmenter le revenu immobilier net d'au moins 8% en excluant les transactions (situation \u00e0 fin f\u00e9vrier 2025) est confirm\u00e9.
