Depuis le d\u00e9but de l'ann\u00e9e, le taux de vacance est pass\u00e9 de 3,2 \u00e0 4,0%. Une r\u00e9\u00e9valuation des immeubles a entra\u00een\u00e9 une revalorisation de CHF 113,4 millions, dont CHF 1,7 million pour les immeubles en d\u00e9veloppement. \"La r\u00e9\u00e9valuation r\u00e9sulte principalement de l'\u00e9volution positive des immeubles de placement situ\u00e9s dans le centre de Zurich\", \u00e9crit la soci\u00e9t\u00e9 anonyme immobili\u00e8re. Le taux d'actualisation moyen pond\u00e9r\u00e9 pour l'ensemble du portefeuille a baiss\u00e9 de 0,25% en valeur nominale \u00e0 3,56% au milieu de l'ann\u00e9e 2025 suite \u00e0 une adaptation des attentes inflationnistes par l'\u00e9valuateur et est rest\u00e9 inchang\u00e9 \u00e0 2,54 % en valeur r\u00e9elle.<\/p>\n<p>PSP avait d\u00e9j\u00e0 annonc\u00e9 une baisse de ses revenus immobiliers. Au cours de la p\u00e9riode sous revue, il a recul\u00e9 de 1,3% \u00e0 CHF 173,9 millions. Le r\u00e9sultat de l'ann\u00e9e pr\u00e9c\u00e9dente comprenait deux effets sp\u00e9ciaux d'un total de 2,6 millions de CHF. Like-for-like, les revenus immobiliers ont toutefois augment\u00e9 de 1,2%, dont 1,0TP3T pour les adaptations d'indice. Comme aucun immeuble n'a \u00e9t\u00e9 vendu, le produit de la vente d'immeubles de placement a diminu\u00e9 de 11,3 millions de CHF et le r\u00e9sultat de la vente d'immeubles en d\u00e9veloppement de 0,6 million de CHF.<\/p>\n<p>Le r\u00e9sultat op\u00e9rationnel, hors r\u00e9sultats des immeubles, a diminu\u00e9 de 5,9% par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre 106,9 millions de CHF. Le b\u00e9n\u00e9fice net a en revanche augment\u00e9 de 156,3 millions \u00e0 194,3 millions de CHF, ce qui s'explique principalement par le fait que les r\u00e9\u00e9valuations de la p\u00e9riode pr\u00e9c\u00e9dente (44,7 millions) avaient \u00e9t\u00e9 nettement inf\u00e9rieures.<\/p>\n<h3>Pr\u00e9visions confirm\u00e9es<\/h3>\n<p>PSP s'attend \u00e0 ce que l'offre de biens immobiliers de premier ordre, qui s'inscrivent dans sa strat\u00e9gie \u00e0 long terme, reste limit\u00e9e. Cela indique que l'entreprise continuera \u00e0 faire preuve de retenue sur le march\u00e9 des transactions. Lors de la conf\u00e9rence des analystes, le CEO Giacomo Balzarini a soulign\u00e9 dans ce contexte le caract\u00e8re cyclique de l'immobilier et a insist\u00e9 sur le fait qu'en cas d'acquisitions, il fallait r\u00e9fl\u00e9chir \u00e0 la mani\u00e8re dont elles permettraient de traverser le cycle. Il a ajout\u00e9 qu'aucune vente importante n'\u00e9tait non plus pr\u00e9vue - tout au plus de petits nettoyages de portefeuille. \"Nous sommes plut\u00f4t \u00e0 l'aise avec le portefeuille que nous avons\", a d\u00e9clar\u00e9 le CEO.<\/p>\n<p>Les pr\u00e9visions pour l'exercice 2025 restent inchang\u00e9es : On s'attend \u00e0 un l\u00e9ger recul de l'EBITDA sans les r\u00e9sultats des immeubles d'environ 304,9 millions \u00e0 300 millions de CHF. En ce qui concerne le taux, on s'attend \u00e0 ce qu'il reste inchang\u00e9 \u00e0 3,5% \u00e0 la fin de l'ann\u00e9e. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>L'entreprise
