Au 31 d\u00e9cembre 2016, il repr\u00e9sentait une valeur totale de 315,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 207,7 millions).<\/p>\n<p>En termes annualis\u00e9s, les revenus locatifs th\u00e9oriques des immeubles de placement ont augment\u00e9 de 40% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 15,1 millions (ann\u00e9e pr\u00e9c\u00e9dente : 10,7 millions). Parall\u00e8lement, l'extension du portefeuille a permis d'atteindre le pourcentage vis\u00e9 de 50 % de revenus locatifs provenant de l'utilisation de logements.<\/p>\n<p>Les revenus locatifs nets se sont \u00e9lev\u00e9s \u00e0 10,6 millions pour l'exercice 2016 (contre 8 millions l'ann\u00e9e pr\u00e9c\u00e9dente) La croissance de 33% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente est notamment due \u00e0 l'extension du portefeuille d'immeubles, quatre des sept immeubles nouvellement acquis ayant \u00e9t\u00e9 achet\u00e9s au cours du second semestre et n'ayant donc contribu\u00e9 aux revenus locatifs que pendant quelques mois, \u00e9crit Novavest dans un communiqu\u00e9.<\/p>\n<p>Le rendement net g\u00e9n\u00e9r\u00e9 en 2016 sur les immeubles de placement s'est \u00e9lev\u00e9 \u00e0 3,5 %, contre 4 % en 2015, et le rendement brut \u00e0 5,1 % (5,3% l'ann\u00e9e pr\u00e9c\u00e9dente).<\/p>\n<h2>Le taux de vacance augmente - surtout en raison des acquisitions<\/h2>\n<p>Le taux de vacance du portefeuille est pass\u00e9 de 6,5 \u00e0 10,3 pour cent. La raison en serait surtout les achats d'immeubles nouvellement construits qui se trouvent encore en premi\u00e8re location. En tenant compte du projet de transformation Badenerstrasse 696 \u00e0 Zurich, le taux d'inoccupation \u00e9tait de 13,2 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 8,8%). Gr\u00e2ce \u00e0 diverses actions de premi\u00e8re location et de relocation, Novavest entend \u00e0 nouveau r\u00e9duire sensiblement le taux de vacance au cours de l'exercice 2017, indique l'entreprise.<\/p>\n<p>Dans le cadre de l'acquisition de l'ensemble du portefeuille de Pretium AG en 2014, Novavest Real Estate AG avait repris, outre les immeubles de rapport, deux projets de construction de logements \u00e0 Fruthwilen (TG). Ces projets de construction ont \u00e9t\u00e9 inscrits au bilan en tant qu'immeubles de promotion \u00e0 la mi-2016, avec l'intention de vendre les deux projets \u00e0 court terme. Au second semestre 2016, les deux projets ont pu \u00eatre vendus, mais cela a entra\u00een\u00e9 une l\u00e9g\u00e8re perte sur la vente d'immeubles de promotion de 0,6 million.<\/p>\n<h2>EBIT et b\u00e9n\u00e9fice en hausse<\/h2>\n<p>L'\u00e9valuation du march\u00e9 du portefeuille immobilier par W\u00fcest Partner a conduit \u00e0 un r\u00e9sultat de r\u00e9\u00e9valuation de 3,7 millions (ann\u00e9e pr\u00e9c\u00e9dente : 2,8 millions). Cela s'explique en grande partie par la revalorisation de l'immeuble de la Badenerstrasse 696 \u00e0 Zurich en raison de l'avancement des travaux de transformation (transformation de surfaces commerciales en surfaces d'habitation) et par des r\u00e9\u00e9valuations \u00e0 la hausse de divers autres immeubles de rapport, explique-t-on chez Novavest.<\/p>\n<p>Le r\u00e9sultat d'exploitation avant int\u00e9r\u00eats et imp\u00f4ts (EBIT) s'est \u00e9lev\u00e9 \u00e0 8,9 millions. Il a donc augment\u00e9 de 31 pour cent par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (ann\u00e9e pr\u00e9c\u00e9dente : 6,8 millions). Le b\u00e9n\u00e9fice, y compris le r\u00e9sultat de r\u00e9\u00e9valuation, a augment\u00e9 de 26 pour cent pour atteindre 5,8 millions (ann\u00e9e pr\u00e9c\u00e9dente : 4,6 millions). Le b\u00e9n\u00e9fice sans r\u00e9sultat de r\u00e9\u00e9valuation s'est \u00e9lev\u00e9 \u00e0 3,1 millions, contre 2,6 millions l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Les actifs immobilis\u00e9s d'un montant de 328,2 millions (au 31.12.2016) se composaient majoritairement des immeubles de placement (298,4 millions), du projet de r\u00e9affectation \u00e0 Zurich (17,3 millions) ainsi que d'acomptes pour l'achat d'immeubles ou de projets immobiliers (10,1 millions).<\/p>\n<p>Les fonds propres s'\u00e9levaient \u00e0 135,2 millions, ce qui correspond \u00e0 un taux de fonds propres de 38,8 pour cent. La valeur nette d'inventaire par action a augment\u00e9 de 0,77 \u00e0 37,08 au cours de l'exercice 2016.<\/p>\n<h2>Autre projet de r\u00e9affectation en cours de planification<\/h2>\n<p>Au cours de l'exercice 2017, Novavest ach\u00e8vera le projet de construction existant de la Badenerstrasse 696 \u00e0 Zurich (derni\u00e8re \u00e9tape de la transformation) et proc\u00e9dera \u00e0 la relocation \u00e0 partir de septembre 2017.<\/p>\n<p>Les travaux de planification du projet de r\u00e9affectation de la Badenerstrasse 701 \u00e0 Zurich (transformation d'un immeuble commercial en immeuble d'habitation) ont \u00e9t\u00e9 lanc\u00e9s. La soci\u00e9t\u00e9 s'attend \u00e0 ce que l'ensemble de la phase de planification et d'autorisation de construire s'\u00e9tende sur l'ann\u00e9e 2017 et le premier trimestre 2018. La phase de construction est ensuite pr\u00e9vue pour 2018\/2019. La remise en location est pr\u00e9vue \u00e0 partir de 2019.<\/p>\n<p>Le 1er avril 2017 aura lieu le transfert de propri\u00e9t\u00e9 du projet d'habitation pour seniors \"Belano\" \u00e0 Berikon (AG). Trente-cinq logements locatifs adapt\u00e9s aux personnes \u00e2g\u00e9es et sans obstacles y seront r\u00e9alis\u00e9s.
