Le r\u00e9sultat apr\u00e8s imp\u00f4ts s'est d\u00e9t\u00e9rior\u00e9 de -3,4 millions \u00e0 rd-. -7 millions de CHF. Le facteur d\u00e9terminant de cette perte a \u00e9t\u00e9 la vente de l'immeuble Badenerstrasse 288-296 \u00e0 Zurich, qui a \u00e9t\u00e9 r\u00e9alis\u00e9e en dessous de la valeur v\u00e9nale. Swiss Estates attribue cette perte \u00e0 la pression temporelle exerc\u00e9e par l'Altra Foundation, qui a fait valoir en justice des cr\u00e9ances \u00e9lev\u00e9es contre l'entreprise. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2024-05-07\/swiss-estates-verschiebt-vorlage-des-geschaeftsberichts\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>. Un effet positif de la vente de l'immeuble est toutefois la nette diminution des dettes hypoth\u00e9caires. Selon Swiss Estates, ces derniers ont diminu\u00e9 de 21,4 %.<\/p>\n<p>Selon les informations fournies, la vente de l'immeuble de la Badenerstrasse a eu lieu le 9 d\u00e9cembre. L'ann\u00e9e pr\u00e9c\u00e9dente, le bien immobilier avait \u00e9t\u00e9 estim\u00e9 \u00e0 45,4 millions de CHF. Le prix de vente effectif \u00e9tait inf\u00e9rieur de 5,1 millions de CHF. Par rapport \u00e0 la valeur comptable de 25 millions de CHF selon le droit commercial, il en r\u00e9sulte toutefois une plus-value - sur laquelle Swiss Estates s'\u00e9tait \u00e0 l'\u00e9poque
