Selon les informations fournies, tant le rendement des fonds propres (ROE) que le rendement du capital investi (ROIC) ont \u00e9t\u00e9 sup\u00e9rieurs aux valeurs de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au cours de la p\u00e9riode semestrielle, le fonds a vendu au total cinq immeubles d'une valeur marchande d'environ 60 millions de CHF, les prix de vente bruts \u00e9tant en moyenne sup\u00e9rieurs d'environ 5% aux derni\u00e8res valeurs du march\u00e9. Dans le compte de r\u00e9sultat, ils se sont traduits par une contribution au b\u00e9n\u00e9fice d'environ 2,9 millions de CHF. Il n'y a pas eu de r\u00e9\u00e9valuation des biens immobiliers au cours du semestre.<\/p>\n<p>Le portefeuille r\u00e9sidentiel achet\u00e9 en juillet 2024, qui comprenait 47 immeubles r\u00e9sidentiels d'une valeur de march\u00e9 de 700 millions de CHF <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/ib\/2024-06-11\/swiss-life-esg-swiss-properties-nennt-details-zum-700-millionen-schweren-kauf\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>a contribu\u00e9 positivement aux chiffres, \u00e9crit la direction du fonds. Il a affich\u00e9 \u00e0 la fin du semestre une rentabilit\u00e9 nette sup\u00e9rieure d'environ 0,4 point de pourcentage, avec un taux de vacance comparable (2,3% contre 2,2%).<\/p>\n<h3>Inoccupation temporaire \u00e0 Zurich<\/h3>\n<p>Mais il y a aussi eu des facteurs n\u00e9gatifs : Le r\u00e9sultat a \u00e9t\u00e9 affect\u00e9 par la perte d'un \"locataire important de longue date\" \u00e0 la L\u00f6wenstrasse \u00e0 Zurich. Les surfaces concern\u00e9es ont d\u00e9j\u00e0 \u00e9t\u00e9 relou\u00e9es en octobre 2025. \"Toutefois, le compte de r\u00e9sultat a \u00e9t\u00e9 grev\u00e9 par une charge ducroire exceptionnelle qui couvre la totalit\u00e9 de la perte jusqu'\u00e0 la fin de l'exercice \u00e0 fin septembre\". Cette charge serait en grande partie responsable de la hausse momentan\u00e9e du taux de d\u00e9faillance des loyers \u00e0 3,8%.<\/p>\n<h3>Pas de ventes significatives pr\u00e9vues<\/h3>\n<p>Selon la direction du fonds, le deuxi\u00e8me semestre sera consacr\u00e9 en premier lieu \u00e0 la poursuite de l'optimisation des revenus et des d\u00e9penses courantes. En revanche, aucune vente d'envergure n'est pr\u00e9vue pour l'instant, pas plus qu'une augmentation de capital.<\/p>\n<p>Les biens immobiliers vendus sont les suivants :<\/p>\n<ul>\n<li>Uster, Winterthurerstrasse 32 (immeuble d'habitation)<\/li>\n<li>Gen\u00e8ve, Rue du March\u00e9 7 (immeuble commercial)<\/li>\n<li>Lenzburg, Hardstrasse 1\/1a (maison d'habitation)<\/li>\n<li>Nidau, Strandweg 5 (maison d'habitation)<\/li>\n<li>La Chaux-de-Fonds, Rue du Chalet 9\/9a\/11\/11a (immeuble d'habitation) <em>(aw)<\/em><\/li>\n<\/ul>","protected":false},"excerpt":{"rendered":"<p>Le fonds, qui s'est enrichi d'un \u00e9norme portefeuille l'ann\u00e9e derni\u00e8re, ne pr\u00e9voit pour l'instant ni d'\u00e9mission ni de vente \u00e0 grande \u00e9chelle.
