A K\u00f6niz, cela repr\u00e9sentait pr\u00e8s de 17% de toutes les surfaces (sur la base des chiffres du registre des b\u00e2timents), \u00e0 Belp environ 14%. A titre de comparaison, \u00e0 Berne, seuls 4,4 % des surfaces de bureaux \u00e9taient \u00e0 la recherche de nouveaux locataires, et dans d'autres communes comme Muri, Ostermundigen et Ittigen, ce pourcentage \u00e9tait encore plus faible.<\/p>\n<p>Selon Alain Chaney, directeur de W\u00fcest Partner Berne, c'est \u00e0 K\u00f6niz et Belp qu'une r\u00e9affectation en logements est la plus probable. Dans ces communes, les prix des nouveaux logements sont nettement sup\u00e9rieurs \u00e0 ceux des bureaux \u00e0 r\u00e9nover.<\/p>\n<p>Dans l'ensemble, le potentiel de r\u00e9affectation dans la r\u00e9gion de Berne n'est pas tr\u00e8s important, selon Chaney. Dans de nombreux endroits, l'\u00e9cart de prix entre les logements et les bureaux n'est pas assez important, ce qui fait qu'un changement d'affectation n'est g\u00e9n\u00e9ralement pas rentable. Selon les calculs de W\u00fcest Partner, les revenus apr\u00e8s la transformation devraient \u00eatre de 100 \u00e0 175 CHF\/m2\/an plus \u00e9lev\u00e9s qu'auparavant pour que les co\u00fbts de transformation de 2 000 \u00e0 3 500 CHF\/m2 soient rentables, selon Chaney. Selon lui, ce sont surtout les bureaux anciens situ\u00e9s dans des quartiers r\u00e9sidentiels qui sont int\u00e9ressants pour les changements d'affectation.<\/p>\n<p>K\u00f6niz pourrait faire l'objet d'un important projet de r\u00e9affectation : L'ancien si\u00e8ge de l'entreprise de construction Losinger - deux grands immeubles de bureaux \u00e0 la S\u00e4gestrasse - est vide depuis quelques mois. De nouveaux locataires pour les 6 600 m\u00b2 de bureaux et les 2 300 m\u00b2 d'archives ont pu \u00eatre trouv\u00e9s par Wincasa, qui g\u00e8re les b\u00e2timents, selon un rapport de la <em>Journal de Berne<\/em> pas trouv\u00e9 jusqu'\u00e0 pr\u00e9sent.  De nouveaux concepts d'utilisation sont donc \u00e0 l'\u00e9tude avec le propri\u00e9taire Axa Winterthur. Une transformation en appartements est \u00e9galement envisag\u00e9e. Du point de vue de l'administration immobili\u00e8re de K\u00f6niz, le b\u00e2timent, qui se trouve dans un excellent quartier r\u00e9sidentiel, se pr\u00eaterait bien \u00e0 l'am\u00e9nagement d'appartements pour personnes \u00e2g\u00e9es.<\/p>","protected":false},"excerpt":{"rendered":"<p>Dans la r\u00e9gion de Berne, K\u00f6niz et Belp offrent le plus grand potentiel de transformation de locaux commerciaux en logements.
