Selon le communiqu\u00e9, cela s'explique par des contrats index\u00e9s et des ajustements li\u00e9s \u00e0 l'inflation. Les locations, notamment \u00e0 Berne, ont fait baisser le taux d'inoccupation de 9,3 \u00e0 4,8%. En revanche, les revenus locatifs ont augment\u00e9 de 4,3% pour atteindre 9,4 millions de CHF. En raison de la correction de valeur d'une cr\u00e9ance de loyer, les charges immobili\u00e8res ont toutefois presque doubl\u00e9 pour atteindre 0,45 million de CHF. Sans cet effet, la valeur aurait \u00e9t\u00e9 inf\u00e9rieure de 13,6% \u00e0 celle de l'ann\u00e9e pr\u00e9c\u00e9dente, \u00e9crit Z\u00fcblin dans son rapport de gestion. Le r\u00e9sultat d'exploitation a augment\u00e9 de 2,1% \u00e0 8,8 millions de CHF, l'EBITDA est rest\u00e9 stable \u00e0 6,3 millions de CHF. Une revalorisation du portefeuille immobilier de 2,6 % ou 5,8 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : - 3,4 millions de CHF) a eu pour effet de multiplier l'EBIT de 2,8 millions \u00e0 12,1 millions de CHF. Le b\u00e9n\u00e9fice annuel a augment\u00e9 dans le m\u00eame ordre de grandeur, passant de 1,3 million \u00e0 8,7 millions de CHF.<\/p>\n<h3>Des acquisitions en perspective<\/h3>\n<p>Selon le communiqu\u00e9, la distribution devrait rester constante \u00e0 1,00 CHF, ce qui correspond \u00e0 un rendement de 3,0%. \"Le bilan solide, le faible endettement et le taux d'inoccupation peu \u00e9lev\u00e9 offrent une bonne situation de d\u00e9part pour la poursuite de la croissance et d'\u00e9ventuelles acquisitions\", indique l'entreprise. Malgr\u00e9 les incertitudes \u00e9conomiques, une \"l\u00e9g\u00e8re am\u00e9lioration op\u00e9rationnelle\" est attendue.<\/p>\n<h3>Deux locations \u00e0 Berne<\/h3>\n<p>La location susmentionn\u00e9e \u00e0 Berne concerne l'immeuble Morgenstrasse \u00e0 Berne-B\u00fcmpliz, o\u00f9 les surfaces du deuxi\u00e8me \u00e9tage sont lou\u00e9es \u00e0 long terme depuis juillet 2024 \u00e0 une entreprise de technique m\u00e9dicale. Il devrait s'agir de LEM Surgical AG. \u00c0 partir de l'automne 2025, une surface suppl\u00e9mentaire d'environ 800 m\u00b2 a \u00e9t\u00e9 lou\u00e9e \u00e0 un centre de fitness pour une dur\u00e9e de bail de sept ans. Des surfaces sont encore disponibles au troisi\u00e8me \u00e9tage.
