Les surfaces de bureaux disponibles sur trois mois dans toute la Suisse sont pass\u00e9es \u00e0 2,14 millions de m\u00b2 \u00e0 la fin mars, soit 4,4% du parc (T4 2024 : 4,1%). Le taux de disponibilit\u00e9 est donc aussi \u00e9lev\u00e9 qu'au troisi\u00e8me trimestre 2016, lorsque seulement 1,97 million de m\u00e8tres carr\u00e9s de surfaces de bureaux \u00e9taient disponibles \u00e0 la location en chiffres absolus.<\/p>\n<h3>Augmentation de l'offre dans les r\u00e9gions p\u00e9riph\u00e9riques et les banlieues des grandes villes<\/h3>\n<p>Dans les cinq premiers centres, la disponibilit\u00e9 des bureaux n'a toutefois que l\u00e9g\u00e8rement augment\u00e9, passant de 3,5 \u00e0 3,6%. \"Cela souligne la tendance de la demande vers les emplacements centraux\", commente CBRE. L'augmentation de l'offre sur le march\u00e9 de la location de bureaux est notamment due aux sites p\u00e9riph\u00e9riques situ\u00e9s en dehors des cinq plus grands march\u00e9s de bureaux. La disponibilit\u00e9 des bureaux est pass\u00e9e de 3,0 \u00e0 3,4%, ce qui correspond \u00e0 peu pr\u00e8s \u00e0 la moyenne des dix derni\u00e8res ann\u00e9es. De m\u00eame, les banlieues des grandes villes ont affich\u00e9 une disponibilit\u00e9 de bureaux en hausse, passant de 9,2 \u00e0 9,5%. Seule exception : dans la banlieue de Gen\u00e8ve, la situation des bureaux vacants s'est quelque peu d\u00e9tendue au cours des derniers trimestres et est repass\u00e9e sous la barre des 9% - \u00e0 8,8% - pour la premi\u00e8re fois depuis 2019. Dans les autres grandes villes, les taux de disponibilit\u00e9 sont stables - comme dans les banlieues zurichoises avec 13,2% - ou continuent de pointer l\u00e9g\u00e8rement \u00e0 la hausse \u00e0 court terme, comme dans les banlieues lausannoises avec actuellement 8,8% et dans les banlieues b\u00e2loises avec 7,8%. \"Avec le ralentissement de la construction de nouveaux bureaux, ces taux de vacance devraient toutefois se r\u00e9tablir \u00e0 long terme\", \u00e9crit CBRE.<\/p>\n<h3>Incertitude li\u00e9e au conflit douanier<\/h3>\n<p>Avec un taux de disponibilit\u00e9 de 3,3% (T4 2024 : 3,1%), le march\u00e9 des bureaux de la ville de Zurich se montre \"tr\u00e8s robuste\" selon CBRE. La demande de bureaux a bien d\u00e9marr\u00e9 en d\u00e9but d'ann\u00e9e sur un large front, les grandes entreprises de technologie en particulier ont repris le chemin de la croissance, explique-t-on. Toutefois, le conflit douanier et l'incertitude g\u00e9opolitique auraient entra\u00een\u00e9 une certaine ins\u00e9curit\u00e9 au cours du deuxi\u00e8me trimestre et ralenti les processus de d\u00e9cision. CBRE n'a toutefois observ\u00e9 de r\u00e9ticence \u00e0 louer des surfaces \"que chez certaines entreprises du secteur de l'industrie et du commerce de d\u00e9tail, qui d\u00e9pendent particuli\u00e8rement des affaires aux Etats-Unis\". Jusqu'\u00e0 pr\u00e9sent, la demande des entreprises de services de bureau classiques n'a pas (encore) \u00e9t\u00e9 explicitement touch\u00e9e par ce ph\u00e9nom\u00e8ne.<\/p>\n<h3>B\u00e2le, leader incontest\u00e9 du taux de vacance<\/h3>\n<p>L'offre de bureaux par rapport au stock reste la plus \u00e9lev\u00e9e de toutes les grandes villes : 5,9% sont propos\u00e9s \u00e0 la location dans les plus brefs d\u00e9lais. Dans le CBD b\u00e2lois, ce chiffre atteint m\u00eame le niveau record de 11,0%.
