Un r\u00e9sultat d'\u00e9valuation positif de CHF 0,8 million a eu un impact (ann\u00e9e pr\u00e9c\u00e9dente : CHF -9,9 millions). En revanche, les produits nets ont l\u00e9g\u00e8rement diminu\u00e9, passant de 19,1 millions \u00e0 18,7 millions de CHF. Alors que les produits sont pass\u00e9s de 33,6 millions \u00e0 34,1 millions de CHF, les charges ont augment\u00e9 un peu plus fortement - notamment en raison de co\u00fbts de financement plus \u00e9lev\u00e9s - de 14,5 millions \u00e0 15,4 millions de CHF. Une am\u00e9lioration a \u00e9t\u00e9 constat\u00e9e au niveau du taux de d\u00e9faillance des loyers (5,8%, contre 6,2% l'ann\u00e9e pr\u00e9c\u00e9dente) et du rendement des placements, qui est pass\u00e9 de 1,8% en 2023 \u00e0 3,9%. Le fonds distribuera \u00e0 nouveau 4,15 CHF par part pour l'exercice 2024.<\/p>\n<p>Aucun achat n'a \u00e9t\u00e9 effectu\u00e9 au cours de l'exercice. A la fin de l'ann\u00e9e, les 30 immeubles figuraient dans les livres pour une valeur de march\u00e9 de 738,4 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 733,4 millions). Selon la direction du fonds, l'accent a \u00e9t\u00e9 mis sur l'am\u00e9lioration de la situation locative et l'optimisation du portefeuille au cours de l'exercice \u00e9coul\u00e9. Ainsi, les taux de vacance des immeubles de Bussigny (Boulevard de l'Arc-en-ciel 36), de Root (Oberfeld 15-17) et de St-Gall (Heiligkreuzstrasse 5) ont \u00e9t\u00e9 r\u00e9duits. En outre, des prolongations anticip\u00e9es des baux existants ont \u00e9t\u00e9 obtenues avec d'importants locataires en place \u00e0 Vevey (Rue de Lausanne 31), Lachen (Alpenblickstrasse 25) et Uzwil (Bahnhofstrasse 82). La seule vente a port\u00e9 sur une part de propri\u00e9t\u00e9 par \u00e9tage de l'immeuble Laurenzenvorstadt 95 \u00e0 Aarau (prix de vente : 2,5 millions de CHF).
