Les co\u00fbts d'emprunt ont augment\u00e9 de 1,5 million de CHF et le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9 de 0,1% \u00e0 2,3%. Les produits nets ont augment\u00e9 de 2 millions pour atteindre 76,6 millions de CHF et le r\u00e9sultat total a augment\u00e9 de 67,3 millions pour atteindre 95,7 millions de CHF. Ce dernier r\u00e9sultat est principalement d\u00fb \u00e0 des gains en capital non r\u00e9alis\u00e9s de 20,7 millions de CHF, ce qui a permis d'am\u00e9liorer le r\u00e9sultat d'\u00e9valuation de 70,2 millions de CHF par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au total, la valeur du portefeuille a augment\u00e9 de 94,5 millions de CHF pour atteindre 3,2 milliards de CHF, ce \u00e0 quoi ont \u00e9galement contribu\u00e9 des projets de r\u00e9novation et de construction. Avec une performance de 9,6%, le fonds a \u00e9t\u00e9 nettement inf\u00e9rieur \u00e0 l'indice de r\u00e9f\u00e9rence de 17,6% selon SXI Real Estate Funds TR. Le rendement des placements s'\u00e9l\u00e8ve \u00e0 4,2%.<\/p>\n<h3>Seulement deux transactions<\/h3>\n<p>Au cours de l'exercice \u00e9coul\u00e9, le fonds a acquis des terrains \u00e0 b\u00e2tir \u00e0 l'adresse M\u00fchlihalden 2 \u00e0 Bassersdorf. La seule vente a \u00e9t\u00e9 celle d'un objet \u00e0 Bad Zurzach (Waagg\u00e4ssli 3), qui figurait en dernier lieu dans les livres avec une valeur v\u00e9nale de 1,9 million de CHF.<\/p>\n<p>En novembre, l'UBS a fait part de son intention de fusionner l'ancien fonds CS avec les fonds Direct Residential, Direct Hospitality et Residentia. Cette fusion devrait donner naissance au plus grand fonds suisse d'immobilier r\u00e9sidentiel en propri\u00e9t\u00e9 directe, en termes de valeur v\u00e9nale. Le portefeuille atteindrait une valeur v\u00e9nale de pr\u00e8s de 5,2 milliards de CHF.
