Sans le r\u00e9sultat des r\u00e9\u00e9valuations, l'augmentation a tout de m\u00eame \u00e9t\u00e9 de 13,2 % (19,5 millions de CHF). La valeur de march\u00e9 du portefeuille immobilier a augment\u00e9 de 1,0% pour atteindre 1,035 milliard de CHF. Aucune transaction n'a eu lieu en 2024.<\/p>\n<h3>Les revenus locatifs th\u00e9oriques augmentent de 12,2 %<\/h3>\n<p>Les revenus locatifs th\u00e9oriques ont augment\u00e9 de 12,2% \u00e0 45,1 millions de CHF, principalement en raison des achats effectu\u00e9s l'ann\u00e9e pr\u00e9c\u00e9dente. Apr\u00e8s d\u00e9duction des charges immobili\u00e8res, le r\u00e9sultat des locations s'est am\u00e9lior\u00e9 de 8,5% \u00e0 37,6 millions de CHF. Les charges financi\u00e8res n'ont que l\u00e9g\u00e8rement augment\u00e9 de 1,7% \u00e0 8,5 millions de CHF.<\/p>\n<p>Le rendement des fonds propres s'est am\u00e9lior\u00e9, passant de 3,8 \u00e0 4,9%. Le taux de vacance a \u00e9t\u00e9 faible (2,6 %), mais sup\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente (1,3 %). L'action a r\u00e9alis\u00e9 un rendement total de 10,0% en 2024, ce qui est l\u00e9g\u00e8rement inf\u00e9rieur au rendement de l'indice SXI Swiss Real Estate All Shares (15,9%). Le dividende devrait rester constant \u00e0 70,00 CHF par action.<\/p>\n<h3>Pipeline de projets de 225 millions de francs<\/h3>\n<p>Pour les cinq \u00e0 sept prochaines ann\u00e9es, Warteck dispose d'un pipeline de 17 projets avec un volume d'investissement d'environ 225 millions de CHF.
