Malgr\u00e9 ce recul de 29,3 millions \u00e0 25,1 millions de CHF, le produit net est toutefois rest\u00e9 stable \u00e0 10,8 millions de CHF. Cela s'explique par le fait que les charges ont diminu\u00e9 dans des proportions similaires, passant de 18,4 \u00e0 14,3 millions de CHF, notamment en raison de la baisse des taxes. Les ventes ont n\u00e9anmoins eu un impact tr\u00e8s n\u00e9gatif sur le compte de r\u00e9sultat : comme les biens immobiliers ont \u00e9t\u00e9 vendus \u00e0 un prix nettement inf\u00e9rieur \u00e0 leur valeur comptable, le poste \"pertes en capital r\u00e9alis\u00e9es\" a fait baisser le r\u00e9sultat r\u00e9alis\u00e9 de l'ann\u00e9e pr\u00e9c\u00e9dente de 8,8 millions de CHF \u00e0 -31,7 millions de CHF. Et bien que le r\u00e9sultat d'\u00e9valuation de +3,6 millions de CHF ait \u00e9t\u00e9 bien meilleur que celui de l'ann\u00e9e pr\u00e9c\u00e9dente (-18,5 millions), le r\u00e9sultat total a chut\u00e9 de -9,7 millions \u00e0 -28,0 millions de CHF.<\/p>\n<p>La valeur v\u00e9nale du portefeuille s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 530 millions de CHF et la fortune nette du fonds a diminu\u00e9 de 36,5 millions de CHF pour atteindre 387,4 millions de CHF. Selon la direction du fonds, la vente de 16 immeubles pour un total de 227 millions de CHF a \u00e9t\u00e9 effectu\u00e9e dans un but strat\u00e9gique : \"Des ventes cibl\u00e9es ont permis d'adapter la structure du portefeuille \u00e0 la strat\u00e9gie de placement suburbaine cibl\u00e9e en termes d'utilisation, de mix de logements, d'\u00e9tat de construction et de diversification r\u00e9gionale, et de renforcer la capacit\u00e9 de rendement du portefeuille de base\", indique-t-on. Mais surtout, cela a permis de faire baisser le taux d'endettement de 43,5 \u00e0 27,34 %.<\/p>\n<h3>Introduction en bourse en d\u00e9cembre<\/h3>\n<p>L'un des points forts de l'exercice a \u00e9t\u00e9 l'introduction en bourse, qui s'est d\u00e9roul\u00e9e le 10 d\u00e9cembre et a ouvert le fonds \u00e0 un cercle d'investisseurs plus large.<\/p>\n<h3>Distribution en hausse<\/h3>\n<p>La distribution sera entre-temps augment\u00e9e : Helvetiva justifie l'augmentation de la distribution de 2,20 \u00e0 2,80 CHF par part en 2024 par \"l'optimisation r\u00e9ussie du portefeuille et la forte performance de rendement du portefeuille de base\". <em>(aw)<\/em><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>","protected":false},"excerpt":{"rendered":"<p>Le fonds r\u00e9sidentiel d'Helvetica a vendu pr\u00e8s d'un tiers de son portefeuille au cours de l'exercice 2024, avec des d\u00e9cotes assez importantes.
