A cela s'ajoute une vente \u00e0 Lausanne, qui a \u00e9t\u00e9 authentifi\u00e9e fin novembre et r\u00e9alis\u00e9e fin janvier. Le fonds d\u00e9crit ces ventes comme une optimisation du portefeuille avec des immeubles de petite taille, n\u00e9cessitant pour la plupart des investissements. En outre, des immeubles dont le cycle de plus-value est termin\u00e9 ont \u00e9t\u00e9 vendus. Le rapport semestriel ne mentionnait pas encore la vente de la Luisenstrasse 40 \u00e0 Zurich, qui a \u00e9t\u00e9 c\u00e9d\u00e9e \u00e0 la fin de l'ann\u00e9e. Dans le dernier rapport semestriel, l'immeuble figurait dans les livres pour une valeur de 28,1 millions de CHF.<\/p>\n<p>L'\u00e9volution de la valeur de march\u00e9 du portefeuille a \u00e9t\u00e9 influenc\u00e9e positivement par l'ach\u00e8vement des deux projets de construction \u00e0 Saint-Gall et par une sur\u00e9l\u00e9vation \u00e0 l'Avenue du L\u00e9man \u00e0 Lausanne, \u00e9crit le fonds g\u00e9r\u00e9 par Novaproperty. Les projets achev\u00e9s \u00e0 Saint-Gall ont permis de r\u00e9aliser un potentiel d'augmentation des revenus locatifs d'environ 0,4 million de CHF. Le taux de vacance a baiss\u00e9 de 3,2 \u00e0 2,4% et les loyers th\u00e9oriques, sans tenir compte des transactions et des projets, ont augment\u00e9 d'environ 3,4% pour atteindre CHF 19,2 millions. En incluant l'ach\u00e8vement mentionn\u00e9 \u00e0 St-Gall, un revenu locatif th\u00e9orique de 19,6 millions de CHF a \u00e9t\u00e9 atteint \u00e0 la fin de l'ann\u00e9e - la valeur comparative de l'ann\u00e9e pr\u00e9c\u00e9dente \u00e9tait toutefois un peu plus \u00e9lev\u00e9e avec 19,9 millions de CHF.<\/p>\n<h3>L\u00e9g\u00e8re hausse des revenus nets, r\u00e9sultat global toujours n\u00e9gatif<\/h3>\n<p>Le produit net du fonds a augment\u00e9 de 8,0 \u00e0 8,2 millions de CHF, le r\u00e9sultat total s'est am\u00e9lior\u00e9 de -20,4 millions \u00e0 -1,0 million de CHF. Ce r\u00e9sultat comprend d'une part des gains en capital r\u00e9alis\u00e9s de 0,4 million de CHF (2023 : -7,3 millions) et des pertes en capital non r\u00e9alis\u00e9es de -11,3 millions de CHF (exercice pr\u00e9c\u00e9dent : -26,0 millions).<\/p>\n<p>Pour 2024, 2,25 CHF seront distribu\u00e9s par part de fonds, ce qui repr\u00e9sente une augmentation de dix centimes. <em>(aw)<\/em><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>","protected":false},"excerpt":{"rendered":"<p>Le dividende pour l'ann\u00e9e 2024 doit \u00eatre augment\u00e9.
