Le taux d'inoccupation de l'ensemble du portefeuille sur une base locative s'est \u00e9lev\u00e9 \u00e0 7,8 % apr\u00e8s une importante vente de portefeuille. Avec environ 16 millions d'euros, les fonds provenant de l'exploitation (FFO I) ont \u00e9t\u00e9 \"conformes aux attentes\".<\/p>\n<p>Outre les ventes, deux augmentations de capital ont marqu\u00e9 l'ann\u00e9e. Le produit de l'\u00e9mission s'est \u00e9lev\u00e9 \u00e0 126 millions de CHF (environ 135 millions d'euros). La vente d'un portefeuille d'environ 5.200 unit\u00e9s a entra\u00een\u00e9 un afflux net de liquidit\u00e9s d'environ 120 millions d'euros. Selon les informations fournies, cela a entra\u00een\u00e9 une augmentation significative des liquidit\u00e9s du groupe \u00e0 plus de 220 millions d'euros \u00e0 la fin de l'ann\u00e9e 2024. Une partie des liquidit\u00e9s a d\u00e9j\u00e0 \u00e9t\u00e9 utilis\u00e9e en janvier pour un rachat de 127 millions d'euros de l'obligation de 300 millions d'euros arrivant \u00e0 \u00e9ch\u00e9ance en novembre 2025.<\/p>\n<h3>100 millions de pertes sur les ventes<\/h3>\n<p>Avec ses ventes, Peach a r\u00e9alis\u00e9 une perte sur cession d'environ 100 millions d'euros. \"Outre l'\u00e9volution g\u00e9n\u00e9rale du march\u00e9, des parties importantes des pertes de valeur comptable se justifient par les d\u00e9cotes de portefeuille et de risque actuellement usuelles compte tenu de la taille des transactions ainsi que par les particularit\u00e9s de la structure de transaction avec une efficacit\u00e9 de mise en \u0153uvre \u00e9lev\u00e9e\", \u00e9crit l'entreprise. Le portefeuille existant a \u00e9t\u00e9 d\u00e9valu\u00e9 de 2 % \u00e0 la fin de l'ann\u00e9e pour atteindre 1,9 milliard d'euros. Les r\u00e9sultats d'\u00e9valuation n\u00e9gatifs mentionn\u00e9s ci-dessus ont \u00e9t\u00e9 largement responsables d'un r\u00e9sultat avant imp\u00f4ts de -180 millions d'euros.
