Si l'on inclut les revenus locatifs perdus suite \u00e0 des ventes, l'augmentation a m\u00eame \u00e9t\u00e9 d'environ 9%, a d\u00e9clar\u00e9 le CEO Ren\u00e9 Zahnd dans le cadre de la conf\u00e9rence des analystes. Les revenus issus des nouveaux d\u00e9veloppements locatifs ont largement contribu\u00e9 \u00e0 ce r\u00e9sultat, l'entreprise citant notamment le nouvel immeuble de bureaux lou\u00e9 \u00e0 la M\u00fcllerstrasse ainsi que l'immeuble de bureaux \"Fifty-One\" acquis en 2023, le nouvel immeuble de bureaux Alto \u00e0 Gen\u00e8ve-Lancy et, \u00e0 B\u00e2le, le St\u00fccki Campus avec quatre extensions. La croissance sur une base comparable s'\u00e9levait tout de m\u00eame \u00e0 3,3%. Le taux de vacance \u00e9tait de 3,8% fin 2024, soit 0,2 point de pourcentage de moins que l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La croissance du patrimoine immobilier \u00e0 26,4 milliards de CHF est enti\u00e8rement imputable \u00e0 la division Asset Management, qui a fait grimper ses actifs sous gestion de 4,9 milliards de CHF gr\u00e2ce \u00e0 l'acquisition de Fundamenta. Le portefeuille immobilier propre est en revanche rest\u00e9 constant \u00e0 13,1 milliards de CHF, bien que SPS se soit presque totalement abstenu d'acheter durant l'ann\u00e9e, vendant des biens immobiliers d'une valeur marchande de 345 millions de CHF et n'achetant que dans le cadre d'un seul arrondissement. Les r\u00e9\u00e9valuations positives de 113,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : -250,5 millions) ont notamment eu un impact positif. Le taux d'escompte moyen appliqu\u00e9 est rest\u00e9 inchang\u00e9, la variation est donc purement due \u00e0 des am\u00e9liorations op\u00e9rationnelles, pr\u00e9cise SPS. Les ventes r\u00e9alis\u00e9es au cours du second semestre sur un total de 23 biens immobiliers ont permis, selon les informations fournies, de r\u00e9aliser un b\u00e9n\u00e9fice moyen de 3% au-dessus de la derni\u00e8re valeur d'estimation d\u00e9termin\u00e9e.<\/p>\n<h3>FFO en hausse de 4,2%<\/h3>\n<p>Le b\u00e9n\u00e9fice d'exploitation consolid\u00e9 avant amortissements (EBITDA) est pass\u00e9 de 389,7 millions \u00e0 415,1 millions de CHF. Le chiffre comparatif ne tient notamment pas compte de la vente de Wincasa l'ann\u00e9e pr\u00e9c\u00e9dente. Le b\u00e9n\u00e9fice d'exploitation actuel comprend une perte de 6,9 Mio CHF (ann\u00e9e pr\u00e9c\u00e9dente : +1,5%) due \u00e0 l'activit\u00e9 Retail du grand magasin Jelmoli qui est sur le point de fermer. SPS explique cette perte avant tout par des actions de rabais.<\/p>\n<p>Avec ses r\u00e9sultats op\u00e9rationnels, la soci\u00e9t\u00e9 immobili\u00e8re a d\u00e9pass\u00e9 les pr\u00e9visions. Le r\u00e9sultat ayant une influence sur la tr\u00e9sorerie (FFO I) a augment\u00e9 de 4,2% \u00e0 4,22 CHF par part. Une augmentation jusqu'\u00e0 4,20 CHF avait \u00e9t\u00e9 annonc\u00e9e. Le dividende propos\u00e9 augmente de 3,45 CHF par action.<\/p>\n<h3>Regarder \u00e0 nouveau les opportunit\u00e9s d'achat<\/h3>\n<p>SPS se montre optimiste quant aux perspectives pour l'ann\u00e9e 2025 : certes, le r\u00e9sultat du portefeuille propre sera affect\u00e9 par la suppression du loyer de Jelmoli d'un montant net d'environ 20 millions de CHF sur la base de l'EBITDA, mais les augmentations de loyer et les nouveaux objets lou\u00e9s \"att\u00e9nueront nettement cet effet\". A cela s'ajoute le fait que Swiss Prime Site voit \u00e0 nouveau davantage d'opportunit\u00e9s d'achat en raison de l'\u00e9claircissement de la situation du march\u00e9. Les opportunit\u00e9s sont de plus en plus examin\u00e9es. N\u00e9anmoins, SPS s'est \u00e0 nouveau fix\u00e9 pour objectif de \"rationaliser son portefeuille\" pour l'ann\u00e9e en cours. Dans le domaine de la gestion d'actifs, les AuM doivent augmenter \u00e0 14 milliards de CHF.<\/p>\n<h3>Pr\u00e9visions de FFO l\u00e9g\u00e8rement inf\u00e9rieures<\/h3>\n<p>Pour le FFO I par action, SPS abaisse toutefois ses attentes \u00e0 4,10 \u00e0 4,15 CHF, ce qui, selon SPS, est li\u00e9 \u00e0 la fermeture de Jelmoli.
