Elle s'\u00e9levait \u00e0 995 500 m\u00b2 \u00e0 la fin de l'ann\u00e9e. Depuis fin 2019 - lorsque le th\u00e8me du home office n'\u00e9tait pas encore virulent - le taux d'offre moyen dans le top 5 est donc pass\u00e9 de 4,1 \u00e0 5,0 %. En comparaison internationale, l'augmentation n'a toutefois pas l'air dramatique : Dans les 24 principaux march\u00e9s europ\u00e9ens, le taux de vacance moyen a augment\u00e9 bien plus fortement au cours de la m\u00eame p\u00e9riode - de 5,2 \u00e0 8,5 %.<\/p>\n<h3>\"On a touch\u00e9 le fond\"<\/h3>\n<p>M\u00eame par rapport aux 1,16 million de m\u00e8tres carr\u00e9s de nouvelles surfaces de bureaux construites depuis 2020, l'augmentation de l'offre de 231.000 m\u00e8tres carr\u00e9s mesur\u00e9e sur la m\u00eame p\u00e9riode est mod\u00e9r\u00e9e. L'activit\u00e9 de construction a atteint son point culminant en 2020 avec environ 343.000 m\u00b2 de surfaces de bureaux nouvellement construites, elle a ensuite continuellement diminu\u00e9 pour atteindre encore 57.000 m\u00b2 en 2024. \"Le creux de la vague est donc pass\u00e9, de 2025 \u00e0 2027 les volumes augmenteront \u00e0 nouveau chaque ann\u00e9e\", juge Daniel Stocker, chercheur chez JLL.<\/p>\n<h3>La plus forte croissance \u00e0 Gen\u00e8ve<\/h3>\n<p>Les diff\u00e9rences entre les diff\u00e9rentes r\u00e9gions de march\u00e9 sont n\u00e9anmoins consid\u00e9rables. Par rapport au parc actuel, Gen\u00e8ve a connu la plus forte croissance entre 2019 et 2024 (\u00d8 2,0 % du parc), et l'expansion des surfaces sera encore plus forte jusqu'en 2027 (\u00d8 2,3 % du parc). A Berne, les activit\u00e9s de construction augmentent de mani\u00e8re significative par rapport au pass\u00e9, mais la croissance future ne sera que l\u00e9g\u00e8rement sup\u00e9rieure \u00e0 la moyenne suisse, avec une moyenne de 1,1 % par an. Inversement, \u00e0 Zurich et \u00e0 B\u00e2le, on construira en moyenne 71 % et 58 % de bureaux en moins d'ici 2027, par rapport \u00e0 la p\u00e9riode 2019-2024. D'ici 2027, le parc de bureaux augmentera en moyenne de 1,0 % par an, soit 26 % de moins que dans le pass\u00e9 r\u00e9cent.<\/p>\n<p>JLL d\u00e9crit la demande de surfaces comme \"globalement intacte\". La recherche de locataires reste toutefois un d\u00e9fi pour les surfaces vides situ\u00e9es dans des b\u00e2timents anciens sans gare \u00e0 proximit\u00e9. En revanche, le march\u00e9 absorbe relativement vite les surfaces de bureaux modernes, utilisables de mani\u00e8re flexible et, dans le meilleur des cas, conformes au d\u00e9veloppement durable, avec de bonnes connexions. Cela se refl\u00e8te notamment dans l'offre limit\u00e9e \u00e0 ces endroits.<\/p>\n<h3>Pr\u00e8s de 10 % de logements vacants dans le centre-ville de B\u00e2le<\/h3>\n<p>Dans le Kreis 1 de Zurich, 3,0 % des surfaces de bureaux sont disponibles, dans le CBD de Lausanne 1,5 % et dans le centre-ville de Berne m\u00eame seulement 0,4 %. Dans les villes de Lucerne (1,3 %), Zoug (1,7 %), Fribourg (2,0 %) et Lugano (2,1 %), les surfaces de bureaux disponibles sont \u00e9galement rares. Le taux de vacance est plus \u00e9lev\u00e9 dans le CBD genevois (3,9 %).
