Comme l'entreprise le communique aujourd'hui, le \"R\u00fcti Center\" \u00e0 Pratteln - \u00e0 un institutionnel - ainsi que l'objet du fonds \u00e0 Buchs - \u00e0 un investisseur priv\u00e9 - ont \u00e9t\u00e9 vendus. Les deux ventes g\u00e9n\u00e8rent un produit de vente d'environ 81 millions de CHF, ce qui permet de r\u00e9duire le taux d'endettement \u00e0 environ 17 %.<\/p>\n<p>Il r\u00e9sulte de ces deux ventes une d\u00e9cote totale de 18 millions de CHF par rapport \u00e0 la derni\u00e8re valeur v\u00e9nale, soit -11 % par rapport aux valeurs indiqu\u00e9es dans le rapport semestriel. Selon les informations fournies, la d\u00e9cote provient enti\u00e8rement de la vente du \"R\u00fcti Center\" \u00e0 Pratteln, tandis que l'immeuble de Buchs a \u00e9t\u00e9 vendu \u00e0 hauteur de la derni\u00e8re valeur v\u00e9nale. La Furtbachstrasse 16\/18 \u00e0 Buchs figurait en dernier lieu dans les livres avec une valeur v\u00e9nale d'environ 27,5 millions de CHF, les cinq parcelles de Pratteln avec 71,2 millions de CHF. Une nette d\u00e9valuation avait d\u00e9j\u00e0 eu lieu \u00e0 ce moment-l\u00e0. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/allgemein\/2024-09-05\/helvetica-halbjahr-im-zeichen-von-verkaeufen\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>. L'immeuble de Pratteln se compose de cinq parcelles contigu\u00ebs en droit de superficie, avec une structure d'utilisation et de locataires diversifi\u00e9e. La vente a \u00e9t\u00e9 complexe : il a fallu tenir compte d'exigences r\u00e9glementaires et financi\u00e8res en vue de la cotation en bourse pr\u00e9vue, comme l'indique Helvetiva.<\/p>\n<h3>Distribution de HSO attendue au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente<\/h3>\n<p>Mais le message important du point de vue d'Helvetica est que ces ventes ont permis de poser des jalons d\u00e9cisifs sur la voie de l'entr\u00e9e en bourse pr\u00e9vue de HSO et de la fusion ensuite pr\u00e9vue avec HSC Fund. Ces deux mesures devraient avoir lieu dans les d\u00e9lais d\u00e9j\u00e0 communiqu\u00e9s, \u00e0 savoir d'ici la mi-2025. Le portefeuille du HSO comprend encore onze immeubles d'une valeur v\u00e9nale totale d'environ 198 millions de CHF. Sur le plan op\u00e9rationnel, le fonds peut s'attendre \u00e0 une ann\u00e9e 2024 tr\u00e8s rentable : les revenus locatifs sont assur\u00e9s \u00e0 long terme avec un faible taux de vacance \u00e0 la date de r\u00e9f\u00e9rence (apr\u00e8s les ventes) de 0,65 % et un WAULT de 4,5 ans, communique Helvetia.
