Le r\u00e9sultat total a augment\u00e9 de mani\u00e8re spectaculaire, passant de 0,2 million \u00e0 24,2 millions de CHF. Cela s'explique par un r\u00e9sultat d'\u00e9valuation positif non r\u00e9alis\u00e9 d'environ 4 millions de CHF, alors que le portefeuille avait \u00e9t\u00e9 d\u00e9valu\u00e9 de 22,0 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. Les gains en capital r\u00e9alis\u00e9s de 0,4 million de CHF suite \u00e0 la vente de l'immeuble Talbodenstrasse 15 \u00e0 Schliern pr\u00e8s de K\u00f6niz sont \u00e9galement compris dans le r\u00e9sultat. L'Helvetia chiffre le rendement des placements \u00e0 3,01 %.<\/p>\n<p>Les immeubles du portefeuille, principalement \u00e0 usage r\u00e9sidentiel, ont g\u00e9n\u00e9r\u00e9 des revenus locatifs de 42,6 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 36,9 millions). Le taux de d\u00e9faillance des loyers s'est \u00e9lev\u00e9 \u00e0 2,06 % (ann\u00e9e pr\u00e9c\u00e9dente : 2,48%).<\/p>\n<h3>Rendement de la distribution d'environ 2,5%<\/h3>\n<p>La distribution de l'ann\u00e9e derni\u00e8re, d'un montant de 2,75 CHF, a de nouveau \u00e9t\u00e9 atteinte malgr\u00e9 des co\u00fbts de financement plus \u00e9lev\u00e9s. Sur la base du cours de bourse \u00e0 la date de r\u00e9f\u00e9rence, le rendement de la distribution est de 2,49 %. La performance de 9,14 % \u00e9tait inf\u00e9rieure \u00e0 l'indice de r\u00e9f\u00e9rence de la branche de 15,32 %.<\/p>\n<p>Au cours de l'exercice 2024\/25, le fonds veut proc\u00e9der \u00e0 des achats. Pour ce faire, il pr\u00e9voit une augmentation de capital au cours du premier semestre de l'ann\u00e9e. \"Le produit de l'\u00e9mission peut \u00eatre utilis\u00e9 pour l'acquisition d'un portefeuille d'immeubles d'habitation largement diversifi\u00e9 avec une situation et une qualit\u00e9 d'objet \u00e9lev\u00e9es, issu du portefeuille d'Helvetia Assurances\", \u00e9crit la direction du fonds.
