Celui-ci se compose d'un rendement stable du cash-flow de 3,2 % ainsi que d'un rendement des variations de valeur de 1,1 %. Sur la base de la valeur nette d'inventaire, le rendement sur distribution est de 3,1 %. Les revenus locatifs se sont \u00e9lev\u00e9s au total \u00e0 147,26 millions de CHF pour l'exercice 2023\/2024. Le r\u00e9sultat r\u00e9alis\u00e9 s'\u00e9l\u00e8ve \u00e0 110,6 millions de CHF et le r\u00e9sultat total \u00e0 150,6 millions de CHF. Axa ne pr\u00e9sente pas de chiffres comparatifs pour l'ensemble des trois fonds pr\u00e9c\u00e9dents dans son compte de r\u00e9sultat.<\/p>\n<p>La fusion des v\u00e9hicules Axa Fonds de pr\u00e9voyance Immobilier Suisse, Axa Immovation Residential et Axa Immovation Commercial a donn\u00e9 naissance au plus grand fonds immobilier bas\u00e9 sur la NAV pour les institutions de pr\u00e9voyance en Suisse, avec une valeur de portefeuille de 4,9 milliards de CHF. Au cours de l'exercice \u00e9coul\u00e9, le fonds a acquis aupr\u00e8s d'Axa Assurances SA un immeuble \u00e0 Neuch\u00e2tel (NE) (Faubourg du Lac 33\/35\/Ruelle du Fornel 2\/Faubourg de l'H\u00f4pital 54+56) et le Casinoplatz 8 \u00e0 Berne. Ont \u00e9galement \u00e9t\u00e9 acquis la Brown Boveri Strasse 12 \u00e0 Baden, la Rue de Saint-Jean 21-29\/Avenue de Tilleuls \u00e0 Gen\u00e8ve et l'immeuble Bleicheplatz 1-7 \u00e0 Schaffhouse.<\/p>\n<h3>Propri\u00e9t\u00e9 de six \u00e9tages vendue au d\u00e9tail<\/h3>\n<p>Le fonds s'est s\u00e9par\u00e9 de l'immeuble \u00e0 usage commercial de la Schauplatzgasse 33 \u00e0 Berne. La direction du fonds justifie cette d\u00e9cision par l'utilisation actuelle comme surface de vente sur six \u00e9tages et par l'investissement n\u00e9cessaire \u00e0 la r\u00e9affectation future pour une utilisation multi-locataires. N\u00e9anmoins, le prix de vente de 34,50 millions de CHF \u00e9tait nettement sup\u00e9rieur \u00e0 la derni\u00e8re \u00e9valuation de 25,85 millions de CHF.
