La direction du fonds consid\u00e8re ce montant \"comme r\u00e9alisable \u00e0 long terme\". Gr\u00e2ce aux ventes, le taux d'endettement du HSC Fund baisse nettement en dessous de la fourchette cible de 25 \u00e0 28%. Gr\u00e2ce \u00e0 l'am\u00e9lioration des liquidit\u00e9s, le fonds pourra honorer les rachats re\u00e7us \u00e0 la fin 2023 en mars 2025. En outre, le fonds est d\u00e9sormais en mesure de \"saisir \u00e0 nouveau imm\u00e9diatement des opportunit\u00e9s d'achat strat\u00e9giques\".<\/p>\n<p>Sur les cinq ventes, trois ont \u00e9t\u00e9 r\u00e9alis\u00e9es directement pour un montant de 83 millions de CHF. Les deux restantes, d'un montant de 51 millions de CHF, seraient r\u00e9alis\u00e9es au plus tard en f\u00e9vrier 2025 en raison d'un d\u00e9lai d'exercice d\u00fb \u00e0 des droits de pr\u00e9emption existants en faveur de tiers. La s\u00e9curit\u00e9 de la transaction est cependant assur\u00e9e dans tous les cas. Selon Helvetica, les objets de la vente sont un centre commercial, deux immeubles de bureaux ainsi que deux immeubles industriels.<\/p>\n<p>Le mix d'utilisation du fonds ne change que tr\u00e8s peu suite aux ventes. Les transactions concernent principalement des immeubles \u00e0 r\u00e9nover, ce qui r\u00e9duit nettement les besoins en capex pour les ann\u00e9es \u00e0 venir d'environ 30 millions de CHF, indique-t-on. Toutefois, les ventes ont \u00e9t\u00e9 r\u00e9alis\u00e9es \u00e0 perte par rapport \u00e0 la valeur comptable : \"Compte tenu de l'environnement de march\u00e9 et de la rar\u00e9faction des financements bancaires pour les immeubles commerciaux, il en a r\u00e9sult\u00e9 une baisse de prix par rapport \u00e0 la valeur estim\u00e9e d'environ 5% au total\", \u00e9crit Helvetica dans un communiqu\u00e9. En contrepartie, le rendement brut a pu \u00eatre maintenu \u00e0 6,1 %, le Wault \u00e0 4,2 ans et le taux de vacance \u00e0 la date de r\u00e9f\u00e9rence \u00e0 4,9 %.<\/p>\n<h3>R\u00e9duction des frais \u00e0 0,55%<\/h3>\n<p>Par ailleurs, Helvetica annonce que les frais de gestion seront r\u00e9duits \u00e0 0,55 % \u00e0 partir du 1er janvier.
