L'augmentation du taux d'int\u00e9r\u00eat hypoth\u00e9caire de r\u00e9f\u00e9rence a contribu\u00e9 au r\u00e9sultat \u00e0 hauteur de 1,78 million, le cash-flow suppl\u00e9mentaire d\u00fb \u00e0 la r\u00e9duction des locaux vacants \u00e0 hauteur de 0,69 million et la remise de l'immeuble de la rue de la Paix 1 \u00e0 Gland (VD) \u00e0 hauteur de 0,35 million. En outre, 2,65 millions de CHF d'int\u00e9r\u00eats intercalaires provenant de deux immeubles transf\u00e9r\u00e9s \u00e0 Horgen (ZH) ont \u00e9t\u00e9 activ\u00e9s.<\/p>\n<p>Le fonds a pu r\u00e9duire le total des charges de 8,4% \u00e0 27,56 millions de CHF. Gr\u00e2ce \u00e0 la tendance positive des postes de co\u00fbts, la marge EBIT s'est am\u00e9lior\u00e9e de 63,99 \u00e0 69,73%. Les produits nets ont augment\u00e9 de 12,6% \u00e0 environ 21 millions de CHF, le r\u00e9sultat r\u00e9alis\u00e9 s'est am\u00e9lior\u00e9 de 18,6 \u00e0 21,1 millions de CHF. Des r\u00e9\u00e9valuations de 10,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 2,4 millions) - principalement suite \u00e0 la remise des biens immobiliers \u00e0 Horgen - ont permis au r\u00e9sultat total de passer tr\u00e8s nettement de 21,1 \u00e0 31,8 millions de CHF.<\/p>\n<h3>Valeur du portefeuille stable malgr\u00e9 trois ventes<\/h3>\n<p>Il n'y a pas eu d'achats au cours du semestre. Le fonds a vendu les immeubles Promenade des Champs-Fr\u00e9chet 20 et 24 \u00e0 Meyrin (GE) et Avenue Jean-Marie-Musy 5 \u00e0 Fribourg pour CHF 19,64 millions. Le b\u00e9n\u00e9fice par rapport \u00e0 la valeur comptable s'est \u00e9lev\u00e9 \u00e0 0,13 million de CHF. La fortune totale du fonds est rest\u00e9e stable \u00e0 2,5 milliards de CHF, car la revalorisation \u00e0 Horgen a compens\u00e9 les ventes. Alors que le rendement des placements a augment\u00e9 de 1,22 \u00e0 1,99%, la valeur nette d'inventaire (VNI) a diminu\u00e9 par rapport \u00e0 la valeur de l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 124,12 \u00e0 121,80 CHF par part. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>En raison d'une baisse des charges totales de 8,4%, le produit net augmente.
